Violation of FSI rules.

REF: Bldg. Plan No.112/15/122, dated 09/05/2016.

Respected Sir,

This is to bring your kind attention that at Ulhasnagar there are so many illegal
constructions and land encroachment are rising day by day at large since long period with the
connivance of UMC Staff. Illegal Construction always remained a Burning Issue at
Ulhasnagar. The persons involved in raising illegal construction at Ulhasnagar are openly
making illegal construction and encroachments of lands and since beginning nobody in the
town is taking any action against them.

That the aforesaid Shri Kumar Rohra is making construction of a new multi storey
building Plot No.53, Section 1-A, Sheet No.40, Behind Shivneri Hospital, DevSamaj Road,
Ulhasnagar 421004, Dist.Thane. On the said plot there was old building namely Nandini
Co-operative Hsg. Society Ltd. The said builder Shri Kumar Rohra has demolished the said
old building.

It is learnt that your office has approved the plans for abovementioned site vide Plan
No.112/15/122, dated 09/05/2016. But, Sir the said Builder is making the construction of
new building on the above site in complete violation of FSI and DC rules. We observed that
while making construction the said Builder Has leaved the gap of only 1 metre from other
building boundary instead of minimum 4 metre from all sides & that too from his own
boundary, the measurements are as per the plan has passed

In this regard we many times requested aforesaid builder to construct as per plan & do
not give troubles to adjacent ones But he has been avoiding and neglecting to do same
Finally he refused us like as there is nobody in this city who dare to take any action against
him.

Sir, as per D.C. rules and building bye-laws it is absolutely necessary to leave proper
margines from all the sides while making any construction. But the aforesaid Shri Kumar
without following D.C. rules is making the building without leaving proper margines. The
said act of Shri Kumar will create so many problems like Ventilation and other problems.

Under the circumstances, you are requested to kindly look into the matter and take
necessary steps to restrain aforesaid Shri Kumar from making construction of building
without leaving proper margines from all the sides. You are also requested to kindly deput
your staff on the abovementioned site who will take measurements of new construction in our
presence on the above site by notifying us in advance so that we can easily available on the
site.

For this act of kindness we shall ever pray as duty bound.
