DEED OF ABSOLUTE SALE

KNOW ALL MEN BY THESE PRESENTS:

This DEED OF ABSOLUTE SALE is made, executed and entered into by:

[ x x x ], of legal age, Filipino and with residence at [ x x x ], hereinafter referred


to as the SELLER.

and

[ x x x ], of legal age, Filipino and with residence at [ x x x ], hereinafter referred


to as the BUYER.

WITNESSETH –

WHEREAS, the SELLER is the registered owner of a parcel of land located at [ x x x ] and
covered by Transfer Certificate of Title No. [ x x x ] containing a total area of [ x x x ] SQUARE
METERS, more or less, and more particularly described as follows:

TRANSFER CERTIFICATE OF TITLE NO. [ x x x ]

“A PARCEL OF LAND (Lot 4, Block 6 of the Subdivision plan (LRC) PSD – 121830,
being a portion of lot 1095-D (LRC) PSD – 105486, LRC Rec. No. 6563), situated
in the barrio of Deparo, City of Caloocan, Island of Luzon. Bounded on the N.,
points 3 to 4 by Lot 6, of the subdivision plan; on the E, points 4 to 1 by Lot 3; on
the S., points 1 to 2 by Lot 2; all of Block 6, of the subdivision plan; and on the
W., points 2 to 3 by Road lot 5 of the subdivision plan. Beginning at the point
marked “L” on the plan being S. 52 deg. 53’W., 683.22 m. from L.M. 4, Tala
Estate; thence EAST 20.00 m. to point 2; thence NORTH 12.00 m. to point 3;
thence EAST 20.00 m. to point 4; thence S UTS 12.00 m. to the point of
beginning; containing an area of TWO HUNDRED FORTY (240) SQUARE METERS,
more or less. All points referred to are indicated on the plan and are marked on
the ground by P.S. Cyl. Conc. Mons. Mons. 15 x 60 cm., bearing tur; date of the
Original Survey, 1907 and that of the Subdivision Survey, July 23 – 30, 1969 and
April 15 – 30, 1970.”

WHEREAS, the BUYER has offered to buy and the SELLER has agreed to sell the above
mentioned property for the amount of [ x x x ] PESOS (PHP x x x .00);

NOW THEREFORE, for and in consideration of the sum of [ x x x ] PESOS (PHP x x x .00)
hand paid by the vendee to the vendor, the SELLER DO HEREBY SELL, TRANSFER and CONVEY by

of land together with all the improvements found thereon, free from all liens and encumbrances
of whatever nature including real estate taxes as of the date of this sale.
