Condensate Disposal Guidelines for Buildings

The Building Authority requires that proper drainage systems be provided for condensate from air conditioners as part of a building's surface water drainage. Plans submitted without indicating the condensate disposal system will be disapproved. For existing buildings without such systems, registered professionals should advise clients to install communal condensate drainage when undertaking maintenance works.

Disposal of Condensate from Air-conditioners

The Building Authority takes the view that proper disposal system for the
drainage of the condensate from air-conditioners should be provided as part of the
surface water drainage system of a building. You are, therefore, requested to indicate
the condensate disposal system in your drainage submission, failing which the plans will
be disapproved under section 28(1) of the Buildings Ordinance.

2. For existing buildings not fitted with a disposal system for discharging
condensate from air-conditioners, you are strongly recommended to advise your clients
to install such a communal system when carrying out comprehensive maintenance
works to their buildings.
