DEED OF ABSOLUTE SALE

KNOW ALL MEN BY THESE PRESENTS:

This DEED is made and entered into by and between:

EUGENIO A. REYES, of legal age, Filipino, married to LUZVIMINDA


M. REYES (deceased), and a resident of #05 De Mazenod Avenue- RH 3
Cotabato City, hereinafter referred to as the VENDOR;

---and---

EUGENE M. REYES, of legal age, Filipino, single, and a resident of #06


De Mazenod , hereinafter referred to as the VENDEE;

WITNESSETH:

WHEREAS, the VENDOR is the absolute owner in fee simple of that certain real
property, a parcel of land situated in the Bo. of Awang, Mp of Datu Odin Sinsuat, Prov. of
Shariff Kabunsuan Philippines covered by Transfer Certificate Title No. issued by the
Registry of Deeds for the Province of Shariff Kabunsuan and which is more particularly
described as follows:

Transfer Certificate of Title No. T-35139


Lot 1-F

A parcel of land Lot 1-F, being a portion of Lot 1, situated in


Bg. of Awang, Mp. Of Datu Odin Sinsuat, Province of Shariff
Kabunsuan, containing an area of one thousand two hundred
sixty-six and twenty-five square meters more or less.

WHEREAS, the VENDEE has offered to buy and the VENDOR has agreed to sell
the above-described property for the price and under the terms and conditions set forth
herein below;

NOW THEREFORE, for and in consideration of the premises, and more


specifically of the sum of ONE HUNDRED FIFTY THOUSAND PESOS, Philippine
Currency (₱150,000.00), the receipt whereof is hereby acknowledged from the VENDEE to
the entire satisfaction of the VENDOR, the said VENDOR does hereby sell, transfer and
convey in a manner absolute and irrevocable, in favor of the VENDEE, his heirs and
assigns, the land above-described;
That the VENDOR does hereby covenant and agree with VENDEE that the above-
described property is free from all liens and encumbrances, that she has a perfect right to
convey the same, and that she will warrant and forever defend the same unto the said
VENDEE, his heirs and assigns, against the lawful claims of all persons whomsoever;

That the VENDEE agrees to shoulder the expenses for the consolidation of the title,
capital gains tax, documentary stamps tax, transfer fees, notarial fees, and all other fees or
expenses incidental to the transfer of the title of the above-described property while the
VENDOR agrees to shoulder the expenses for accrued and current real estate taxes.

IN WITNESS WHEREOF, the parties have hereunto set their hands this August 1,
2010, at Cotabato City, Philippines.
