a. PROPERTY MANAGER - responsible for the efficient management of residential and
commercial properties. This involves determining rates, marketing and filling vacancies,
handling tenant relations, and overseeing maintenance.
b. LEASING AGENTS - responsible for renting out housing properties and assisting tenants
with their needs. Their duties include meeting with prospective tenants to determine lease
terms, receiving security deposits and coordinating with current tenants to discuss lease
changes
c. MAINTENANCE COORDINATOR - responsible for the maintenance and general upkeep of
equipment and facilities. They also carry out preventative maintenance.
II. Plan for accepting tenants
a. Leasing agents will personally meet with each applicant for a personal interview. We are
seeking a long term lease with quality tenants
b. Applicants will be required to pass the credit and background check as well as provide the
applicable deposits.
c. References are a must and will always be verified.
d. Tenants need to pay security deposits
III. Collection of Rents
a. Collection of rents are online based.
b. Leasing Agents coordinate and update the tenants for collection of rent
c. Tenants will pay through online via Gcash or Online Banking
d. We will update and message the tenants for late fees.
e. We will take legal action for delinquent tenants
IV. Maintenance

a. The property will be clean, well maintained and professionally managed.
b. If the tenant has a broken A/C unit, then, Maintenance coordinator will fix it in that same
day.
V. Moving in or Out.
a. We will give assistance to moving tenants as long as they notice us in advanced.
b. We will give security deposit back.
