RENT AGREEMENT

THIS DEED OF RENT AGREEMENT is made and executed here at Ghaziabad


dated 11/09/2023 between
Mr. Ajay Choudhary S/o Sh. Kedar Nath Ram R/o Vill-Chandrapura, Post-
Petarwar, Sadma Kalan, Bokaro, Jharkhand-829121., Hereinafter called the Land
Lord which expression include his/her heirs, relatives, successors, legal representatives
and assigns of the one part.
AND
Mr. Aditya Raj S/o Sh. Pramod Kumar Singh R/o Ward No-01, Near Kali Sthan,
Arraha, Madhepura, Bihar-852121., Hereinafter called the tenant which expression
include his/her heirs, relatives successors, legal representatives and assigns of the
second part.
The Land lord is absolute owner and in the possession of Flat No-207, Tower-Sun-1,
Migsun Roof, Raj Nagar Extension, Ghaziabad, U.P-201017., the Land lord hereby
rents out in his Flat (with fixture & fittings) to the tenant.

AND WHEREAS THE first party agreed to let out the said property and the second party/Tenant
agreed to take on rent the said property on the following terms and conditions:-

1. That the monthly rent of the said property is fixed by and between the parties at a sum of
Rs. 7,000/- (Seven Thousand only) per month including Maintenance charges.

2. That the second party fully responsible to pay the Electricity charges.

3. That the second party will pay the said monthly rent in advance on or before the 12th day
of each month of English Calendar.

4. That the Second party has agreed to give Rs. 7,000/- (Seven Thousand only) as advance
at the day of taken this above said premises/property.

5. The Second Party has given Rs. 7,000/- (Seven Thousand only) as interest free security
deposit refundable at the time of vacation of the said premises.

6. That the owner has let out the said property to the second party for a period of 11 months
w.e.f 12/09/2023 to 11/08/2024 and the second party has agreed to vacate the premises
after the expiry of the period.

7. That the Second Party can vacate the property before expiry of lease by giving one month
notice to the First Party AND the First Party can get the property vacated before the expiry
of lease by giving month notice to the second party.
8. That the tenancy period can be extended subject to mutually agreed terms by both the
parties.

9. That the second party will not sublet the said premises or part of the same to anybody else.

10. That the second party shall make the payment of monthly Electricity Charges/PNG
Charges to the society/concern department on time.

11. That the second party fully responsible to maintain all provided utility with periodic
maintenance in required time period, if any mishandling is occur second party is
responsible to get in good conditions or replace it.

12. That the second party will not make any addition/alteration in the existing rented structure
without the written permission of the owner.

13. That the second party will permit the owner or his duly authorized agent to enter into the
said premises for inspection or required work at any reasonable time.

14. That the second party will use the said property for Residential purpose only.

15. That first party/landlord want the same back as the flat is giving to the second party/tenant
as it is.

16. That on the expiry of the said rent agreement; the second party shall hand over the said
property to the first party, and in the same condition in which it was rented.

17. That the second party vacates the property before 06 months then the security money will
not be refundable.

18. That a fresh rent agreement shall have to be signed if the rent agreement is further extended.

19. That the said rent shall be increased by 10% after every 11 months.

IN WITNESS WHEREOF, BOTH THE parties have signed this Rent Agreement of the day,
month and year first above written.
