LEASE AGREEMENT

THIS LEASE AGREEMENT (hereinafter referred to as the "Agreement") is made and entered
into this ___ day of [Month], [Year], by and between:

[Landlord's Name], of legal age, [Nationality], and with postal address at [Landlord's Address]
(hereinafter referred to as the "Landlord");

- and -

[Tenant's Name], of legal age, [Nationality], and with postal address at [Tenant's Address]
(hereinafter referred to as the "Tenant").

WITNESSETH:

WHEREAS, the Landlord is the lawful owner of the property situated at [Property Address],
Philippines, and more particularly described as follows (hereinafter referred to as the
"Premises");

WHEREAS, the Landlord agrees to lease the Premises to the Tenant, and the Tenant agrees to
lease the Premises from the Landlord on the terms and conditions as set forth herein;

NOW, THEREFORE, for and in consideration of the covenants and obligations contained herein
and other good and valuable consideration, the receipt and sufficiency of which is hereby
acknowledged, the parties hereto agree as follows:

1. **Term of Lease**: The term of this lease shall be for a period of [Lease Term, e.g., one (1)
year], commencing on [Start Date] and ending on [End Date], unless sooner terminated pursuant
to the provisions hereof.

2. **Rental Payment**: The Tenant agrees to pay the Landlord a monthly rent of ₱[Amount]
payable on or before the [Due Date] of each month.

3. **Security Deposit**: The Tenant shall deposit with the Landlord the sum of ₱[Amount] as a
security deposit to guarantee the Tenant's compliance with the terms of this Agreement. The
Security Deposit shall be refunded to the Tenant upon the termination of this lease, subject to the
condition of the Premises.

4. **Use of Premises**: The Premises shall be used and occupied solely as a private residence
by the Tenant and their immediate family. The Tenant shall not use the Premises for any other
purpose without the prior written consent of the Landlord.

5. **Maintenance and Repairs**: The Tenant shall maintain the Premises in a clean and sanitary
condition and shall surrender the same at termination hereof, in as good condition as received,
normal wear and tear excepted.
6. **Alterations and Improvements**: The Tenant shall make no alterations to the buildings on
the Premises or construct any building or make other improvements without the prior written
consent of the Landlord.

7. **Governing Law**: This Agreement shall be governed by, and construed in accordance with,
the laws of the Republic of the Philippines.

IN WITNESS WHEREOF, the parties hereto have executed this Lease Agreement on the date
first above written.
