PINEWOOD
DESIGN GUIDELINES

Famous for its natural beauty, Lignano’s Pine Forest represents one of the most distinctive locations of the city: a wild envi-
ronment characterised by autochthonous vegetation typical of the Adriatic coast. Although today a large part of the Pine-
wood is protected, several plots are privately owned. The pressures of real estate development are not few, and the risk of
uncontrolled speculation is now stronger than ever.
Participants will take on the challenge of designing a Masterplan, the new urban strategy between Via delle Arti boulevard, the
Commercial Plaza and the Unicef Park, and finally the new formal image and spatial distribution of the Eco-Hotel complex.
The general strategy will have to be capable of integrating and re-establishing the connections between the Pine Forest and
the rest of the urban fabric, maintaining morphological coherence and prioritising the integration of buildings and pathways
with the natural landscape.
Here are some specific guidelines that will help participants to approach the various stages of the design process.
I
masterplan & general strategy
As stated in the competition brief, it will be requested to design a Masterplan that covers the entire Pinewood area, including
the points of contact with the urban fabric and the existing paths within the urban fabric.
The strategy must contemplate the reactivation of the Pinewood territory through the introduction of new pedestrian access-
es and naturalistic pathways. These trails should be linked to the former paths of the Piccinato Plan, which are now interrupted
once they reach Corso dei Continenti street.
Within the forest, it will be required to design a series of tracks that allow visitors to explore the interior of the site and to
contemplate the autochthonous landscape, always in a responsible and respectful manner towards nature.
The definition of the specific character of each path will be left to the designers’ choice. It will be allowed to introduce differ-
ent elements such as urban furniture, panoramic platforms, birdwatching cabins, sport facilities, elevated trails, playgrounds,
cycling circuits, among many others.
Within the Masterplan, it must be also indicated the location of the Eco-Hotel intervention and the new links with the Com-
mercial Plaza at the bottom of Via delle Arti boulevard.

Currently, the Commercial Plaza lacks a proper pedestrian connection and its outdoor areas could be drastically improved and
reactivated. Designers will be challenged to rethink this neglected public space, re-establishing the connection with Via delle
Arti boulevard to the west and with the Unicef Park to the east, in order to generate a new pedestrian corridor.
The main goal is to transform the Plaza into the linking node between the general Masterplan and the Unicef Park, thus cre-
ating a dynamic flow between the waterfront and the Pine Forest.
It will be required to focus on the definition of the urban strategy that links this connection system that flows from the Pine-
wood towards the sea and vice versa, making it easily recognisable within the built environment.
New urban furniture, lighting devices, floor textures, surface colours, shaded areas, footbridges, vegetation and any element
that could help characterise the proposal may be incorporated in the project.

accommodation complex
The third area regards the most architectural task of this competition, which consists in the design of an accommodation
complex inside the Pine Forest. It will be possible to place it only and exclusively within the limits of the intervention area
indicated in the image above (northern-east side). The total surface covers about 5 hectares and is located along Corso dei
Continenti street, going about sixty meters into the forest.
The entire project comprehends an Eco-Hotel with all the necessary common facilities and also a series of independent
apartment units. The whole complex should cover an overall surface between 10.000 and 12.000 square metres (maximum
40.000 cubic metres).
The main buildings of the Eco-Hotel structure cannot exceed the maximum height of ground floor + three stories (remem-
ber to keep an eye on the height of surrounding trees). The volumes can be freely disposed according to the designer’s choice.
However, they should all be connected thought pedestrian or cycling paths. All the common facilities should be accessible
to the guests of the different units.
The goal is not only to design a one of a kind touristic experience within the Pinewood, but also to provide users with a unique
opportunity to immerse themselves in the natural environment, perceiving it from a completely different perspective.
eco-hotel
Also known as an environmentally friendly hotel, this type of accommodation should be designed with a strong focus on mi-
nimising its impact on the environment. The project should prioritise the use of ecological practices and materials to reduce
its carbon footprint, merging harmoniously with the natural context.
The structure will have to be designed for different types of guests, thus offering a variety of rooms (single, double, triple,
multiple, etc.). The accommodation concept must provide an experience of direct contact with the landscape and immersion
in the nature, aiming to enhance the forest environment while prioritising the preservation of wildlife to the greatest extent
possible.
The complex should include the following common facilities plus any other type of program considered relevant and in target
with the competition goals:
- Entrance hall and reception
- Breakfast and restaurant area
- Indoor/outdoor bars
- Conference and events room
- Spa and covered pool with changing rooms
- Outdoor swimming pool and solarium
- Gym
- Recreational areas and sport facilities
- Parking area and bike rental spot
- Any other innovative facility
apartment units
In order to offer a different type of accommodation than hotel rooms, it will be required to design a series of independent
apartment units, which can be organised individually or as duplexes. This typology should accommodate a range of 2-6 people
and it must be equipped with kitchen, bathroom and living room. Do not forget to design also the outdoor areas!
These buildings can be distributed compactly or scattered throughout the landscape, leaving it up to the designers to choose
the most appropriate layout for their project. It will be also possible to integrate additional facilities for private or common use.
Regarding the number of units to design, there will not be any restrictions and participants will be free to accommodate the
amount of apartments they consider appropriate for their strategy. Remember that these units - despite being independent -
will be part of a unique project together with the Eco-Hotel.
