Lease Agreement
This agreement is made at Gurgaon on this day of 25th of June 2022.
Between:
Sh. Ambar Kumar Mittal S/o Sh. Surendra Kumar and Smt. Gayatri W/o Surendra Kumar
R/o A 402, Anant Apartment, Plot No 25A, Sector 4, Dwarka Delhi, South West Delhi 110078
(Hereinafter called the Lessor) of the one part.
And
Mr Ajai Raj Singh Chauhan S/o late Sh. Yeshwant Singh Chauhan and Ms Manisha Adhikari
Chauhan W/o Ajai Raj Singh Chauhan R/o F 902 Tulip Ivory Sector 70 Gurgaon Haryana , Contact
Number: 9711680424 (Hereinafter called the Lessee) of the other part.
The expression Lessor and Lessee shall mean and include their respective heirs, successors,
representative and permitted assigns etc.
Whereas the Lessor is the lawful owner and is otherwise well and sufficiently seized and possessed
of a Flat No.: 1101, 11th Floor, Tower F, Tulip Ivory, Sector 70, Gurgaon Haryana. (Hereinafter for
the sake of brevity referred to as the said property).
Lessor has represented and assured the Lessee that the said Property is free from all encumbrances
and other adverse possession of any person and the Lessor has a clean and unrestricted right over
and in the respect of the said property and is otherwise legally competent to enter into this Lease
Agreement on the term and conditions contained herein.
NOW THIS WITNESSETH AS FOLLOWS
1. The possession of the said property was given to the Lessee by Lessor and the tenancy has
been extended from 1st April 2022, and shall remain for a period of 11 Months up to 28th
February 2023. The tenancy can be extended or renewed at the end of this tenancy period.

2. That the LESSEE shall pay the monthly rent of Rs. 36,000.00 (Rupees Thirty Six Thousand
only) per month in advance on or before the 7th day of each English Calendar month to
LESSOR Via Cheque/ NEFT/ IMPS or Cheque in LESSOR’s Bank Account. And the Lessee shall
pay the monthly charges of Rs. 7000 (Rupees Seeven Thousand only) for the common area
maintenance directly to the agency appointed by the builder (Tulip Infratech Pvt. Ltd.)
3. All Interiors done by Lessor will be handed over in working conditions.
4. That the Lessee shall pay water and/or electricity / DG charges according to the
consumption of units as per prescribed rates of the concerned department/ maintenance
agency.
5. That the Lessee shall comply with all the rules and regulations of the local authorities
whatsoever concerning the said property. That the Lessee shall pay and applicable society
charges regularly and one-time entry and exit fee.
6. That the Lessee at the time of occupation shall see that all electrical, sanitary fittings,
fixtures as per the Annexure intact and or in perfect working condition. The Lessee shall be
responsible to restore them in the same condition except for the natural wear and tear and
damages by an act of nature. The list of fitments is attached in Annexure A of the lease.
7. The Lessee shall not carry out any structural additions or alterations to the building layout,
fitting and fixture without the prior written consent of the Lessor.
8. That the Lessee shall permit the Lessor or any of his/her authorized agent to enter upon the
said property for inspection and to carry the necessary repair at all reasonable times. The
Lessee is authorised to you’re the swimming Pool/Club as per rules and fee payable to RWA.
9. That day to day repairs such as fuses, Leakage of water taps etc. has to be done by the
Lessee at his expenses.
10. That at the expiry of the lease period the Lessee shall hand over the physical vacant
possession of the said property to the Lessor with all the fittings and fixtures intact and in
perfect working order except the natural wear and tear. That the said security amount which
is deposited by the Lessee with the Lessor shall be returned by the Lessor to the Lessee
(without any interest thereon)after the adjustment of outstanding dues, if any, towards the
Lessee at the time of vacating the said premises
11. The Lessee will be responsible for the IGL Gas billing during the stated period along with the
security amount as part of billing which is refundable at the time of Vacating.
12. Notwithstanding anything contained in Clause 1 of this agreement, that it the Lessee makes
default in making the payment of rent for beyond 2 consecutive months and or the Lessee
commits any other material breach of this agreement deed then the Lessor shall be entitled
to terminate the Lease Agreement and get back the possession of the property immediately.
13. That the Lessee shall not do or cause to be done any act or activities of illegal, immoral, un-
social nature in the said premises and also will not create any nuisance to the
neighbourhood in any manner whatsoever.

14. That the Lease Agreement can be terminated by either of the parties by serving one month
written notice, any time before the expiry of the Lease Agreement.
15. That in case of any dispute arising out of this deed the courts of Gurgaon, Haryana shall have
exclusive authority.
IN WITNESS WHEREOF THE PARTIES ABOVE NAMED HAVE AFFIXED THEIR SIGNATURE ON THIS
DEED OF AGREEMENT ON THE DATE MONTH AND YEAR WRITTEN IN THE PRESENCE OF THE
