LEASE DEED

THIS DEED OF LEASE entered into at Chennai on this the 1st of


Feb. 2025, BETWEEN Asarudeen S, hereinafter called the "LESSEE",
(9665 1262 6455, 78/c, Mohamed Saligapuram, 3rd street, Kovilpatti,
Thoothukudi , Tamilnadu 628501) which term wherever the Context
admits shall mean and include her heirs, legal representatives,
Successors, executors, administrators and assigns of the one part.
AND
R.Krishna Kumar, S/O V.K Parvathy, 7/624(1),
Kumarapuram, Palakkad 678011 hereinafter called the
"LESSOR" which term wherever the context admits shall
mean and include his heirs, legal representatives, successors,
executors, administrators and assigns of the OTHER PART
WHEREAS the Lessor is the sole and absolute owner of the
Flat bearing No. (5/4, Gyan Ganesh apartments, Kanappa
Nagar, Tiruvanmiyur, Chennai) more particularly described
in the Schedule `A’ hereunder together with the amenities
listed in Schedule `B’ hereunder;
WHEREAS the Lessee is an married individual, working in
Chennai, approached the Lessor through a known source,
for taking on lease the Schedule `A’ mentioned flat
together with Schedule `B’ mentioned amenities in for a
period of eleven months from 1st Feb. 2025 to 31st Dec.
2025 ( Eleven Months ) and the Lessor has agreed to let out
on lease the said flat with amenities on the following terms
and conditions. Lessee wanted to occupy this above
premises for his family.

NOW THIS DEED OF LEASE WITNESSETH AS FOLLOWS:-


The Lessor has let out to the Lessee the Flat bearing No.
(5/4, Gyan Ganesh apartments, Kanappa Nagar,
Tiruvanmiyur, Chennai ), more particularly described in the
Schedule `A’ hereunder together with the amenities listed
in Schedule `B’ hereunder belonging to her and it has been
agreed mutually to have the lease for a period eleven
months only from 1st Feb. 2025 to 31st Dec. 2025. As per
the above lease agreement the terms are set as follows:-

The rent charges for the aforesaid flat per month is


Rs.13000/- (Rupees Thirteen Thousand only) till the end of
lease period as per this Lease Deed and on fresh terms if
extended for a further period. The common maintenance
Charges (Currently it is Rs.1070/- month), for the flat will
be paid at actuals separately and this is not included in the
rent above.

The Lessee, has paid a sum of Rs.50,000/- (Rupees Fifty


thousand Only) by Bank Transfer, bearing towards
advance, the receipt of which is hereby acknowledged by
the Lessor during the first lease agreement contract.
The Lessor shall refund the advance sum of Rs.50,000/-
(Rupees Fifty thousand Only) at the time of termination of
tenancy to the Lessee, subject to deduction, if any, and the
said amount shall not carry any interest.
The tenancy is on a monthly basis calculated from first to last
date of the month of English Calendar. The Lessees shall
pay the rent and amenities charges shown above on or
before 5th of the succeeding month to the Lessor or his
authorized agent without fail.
The Lessee shall not sublet or underlet the premises
hereby leased out or any portion thereof without the prior
written consent from the Lessor.
The Lessee shall not store any combustible products,
weapons or any illegal items in the demised premises
which will endanger the demised premises or the precincts
thereof or use the premises for any illegal purpose or
purposes.
The Lessee shall be liable for any damage caused to the
demised premises due to fire, riot, commotion, etc.,
except acts of God.
The Lessee shall pay the electricity consumption charges
and water charges regularly and directly to the concerned
authorities as per the meter reading & quarterly /half yearly /
annual for others, regularly.
The Lessee shall pay the charges for maintenance of the flat
as applicable from time to time, regularly to the Owners’
Welfare Association, by 5th of every month in advance along with
any common electricity charges.
The Lessor shall pay the property tax as well as the other
dues to the concerned authorities in respect of the said
premises and if the Lessee is made to make the payment
of the same, the Lessee shall give notice to the Lessor in
writing to pay the amounts so paid and adjust all such
sums, payments towards monthly rents payable by the
Lessee to the Lessor.
The Lessee shall maintain and keep the said premises in
good and tenantable condition subject only to reasonable
wear and tear.
The Lessee shall not make any structural alteration to the
demised premises, without the prior written consent of the
Lessor, but shall be entitled to carry out minor repairs and white
washing at his expense.

The Lessee shall permit the Lessor or her authorized agent


at all reasonable times after prior intimation to the
Lessees to inspect the demised premises to satisfy her
self that the property is put only to proper use.
The Lessor and the Lessee hereby agree that if the Lessee
commits default in payment of rent for a consecutive period
of two months or more, whether demanded or not by the
Lessor, the Lessor is entitled to evict the Lessee.
The Lessor shall not cause any kind of hindrance,
interference, interruption, trouble and/or disturbance to the
Lessees either directly or indirectly and the Lessor shall
always allow the Lessees to enjoy the said premises
hereunder quietly and peacefully.
The Lessee shall give notice in writing two months prior to
the expiry of the tenancy if the Lessee shall not intend to
continue the tenancy.
If the Lessor and the Lessee mutually agree for renewal of
tenancy for a further period as shall be determined
between the Parties hereto, they shall decide so at least
two months prior to the expiry of this tenancy and shall
enter into fresh lease deed with such terms and conditions
as may be agreed upon between the Parties hereto at the
time of such renewal.
The lessee undertakes that they will stay in the premises
for a minimum of two years, and with leased renewed
every eleven months period.
The Lessee hereby agrees that in the event of any damage
to the property found at the time of handing over vacant
possession by him to the Lessor, the Lessor shall be
entitled to deduct such actual amount towards repair from
and out of the advance lying with the Lessor before
refunding the advance amount without interest. Also at
the timing of handing over vacant possession the
condition of the flat to be same as that of condition while
being occupied in the first instance. The necessary
charges will be deducted from the advance for
undertaking the work necessary to bring the flat to the
same condition when occupied first.

The Lessee hereby agrees that in case of vacating the


premises, within the lease Period (11 months), then will
need to pay an additional amount equal to one month
rent, before vacating the premises.

The Lessee hereby agrees that an increase mutually


agreed, to the rent will be applied for every 11 months of
extension.

SCHEDULE `A’
5/4, Gyan Ganesh apartments, Kanappa Nagar,
Tiruvanmiyur, Chennai , consisting of One Hall cum dining,
One Bed Room, another one common Bath Room cum
Lavatory, One kitchen and one balcony also the amenities
listed in the enclosure.
SCHEDULE `B’
Details of amenities & Fixtures provided :
Electrical fittings:-
Hall .. 2 tubelights with Tubes + 1 cieling Fans
new
Kitchen .. 1 tubelight with Tube
bedroom .. 1 tubelight with Tube + 1 Cieling Fan,
covered wall show case furnished.
