Important Lessons Learnt For Timely Project Completion

1. Request updated Land Registration Certificates from Owner & make due verification with design
ones.
2. Resolve Contract Documents 'Conflicts if any early enough before related activity's embarking.
3. Request early & fast response for Outstanding Issues from the concerned Contract Party by
periodic reminders & make close follow up to get due approvals.
4. Expedite removal of obstacles.
5. Expedite verification & approval of the Building Site Contours to enable excavation works for the
Site & Building to start on schedule.
6. Emphasis on receiving the Project Plans from the Contractor as sated by the Contract on a timely
manner.
Consultant Role During the Defects Lability Period
Since Bitar Consultants is a well-known engineering firm in health care facilities design and with highly knowledgeable
in hospital operations, the defects liability period will focus on three levels of reporting to ensure high efficiency and
smooth operations for the hospital
Defects Lability Period

1. Defects Identification, as per Construction contract


- Contractor to rectify the defects within proper time schedule

2. Identify any misuse by the operator (RMS) to ensure the optimal use especially for MEP systems, focusing on
operational efficiency based on the engineering design to avoid potential issues.
- Evaluate any operation needs and propose solutions to address any gaps to enhance overall efficiency.

3. Final Inspections and Certifications to the Contractor


- Ensure a smooth contractually Project closing between all parties involved
