TENANCY AGREEMENT

BETWEEN

ABUBAKAR UMAR SAID


(LANDLORD)

AND

MUHAMMAD ABUBAKAR
(TENANT)

IN RESPECT OF

FLAT 1, NO 37 GARBA WAZIRI PRP,


RIGASA, KADUNA STATE

TENANCY AGREEMENT
This Agreement is made this 1st day of February 2025.

BETWEEN
ABUBAKAR UMAR SAID
(Landlord/Caretaker),

AND

MUHAMMAD ABUBAKAR
(Tenant) in respect of FLAT 1, NO 37 situated at GARBA WAZIRI
PRP, RIGASA, KADUNA STATE

WHEREAS:
The Landlord lets his premises and the tenant takes the premises for a
Term of One Year for the first instance and from 1st day of February 20
25 and year to year as the yearly rent of N250,000

IT IS HEREBY AGREED AS FOLLOWS:

1. The tenant shall pay the said rent at the time and
manner aforesaid.

2. Tenants shall be responsible for the payment of all


Electricity Bills, Security bills etc. in respect of the said
premises during the tenancy period.

3. Tenants shall keep the interior and outside of the


premises in good and tenable state of repair and
condition. (Bathroom and Toilets inclusive).

4. Tenants shall not do or permit to be done on the said


premises any act or thing, which shall or may be any
annoyance or nuisance to the Landlord or the occupiers
of any adjoining premises.

5. The tenants shall permit the Landlord or his agent into


the premises at a reasonable hour of the day for the
purpose of viewing the condition thereof.
6. Tenants shall be answerable to the Caretaker if any and
the Caretaker shall be answerable to the Landlord.

7. The tenants shall not make any alterations in the said


premises except with the Consent of the Landlord but
where the tenant makes any unauthorized alteration, he
may if the Landlord so required, restore the building if
nearly as possible to its original condition at his own
expenses.

8. The Landlord shall let and the tenant shall hold and
quietly enjoy the said premises without any interruption
provided the tenants pay his rent and performs his
obligations under the Agreement.

9. This agreement shall be deemed invalid at the end of


your one year

(a) Tenants who wish to remain shall submit his application


for renewal at least three (3) months before the one-year
elapse.

(b) Where a tenant exercises his right of option to renew


the tenancy, the previous tenancy agreement shall
continue to bind the parties without signing a new
agreement provided a receipt is issued to the tenant by
the landlord or his agent covering the period of
proceeding year.

(c) Failure to do so means that the tenant will leave the


premises and surrender the key to the Landlord on
expiry of tenancy or be evicted after seven (7) days'
notice of owner intention.

10. The Landlord may at any time take possession


thereof after giving the tenants reasonable notice of his
intention to do so and the tenancy shall determine the
extent of notice.

(a) Failure to comply with the said notice, the Landlord will
be at liberty to take legal action to eject the defaulting
tenant by seven (7) day notice.
11. Should the Landlord wish to effect change or
increase the rentage, he shall inform the tenants in
writing covering a period of three (3) months’ notice.

12. That any tenant that the rent have expire and
refuse to renew will only be serve with (7) seven days’
notice.

13. Tenants who cause disturbance to other tenants or


found to be a nuisance to others shall be ejected from
the premises after giving the tenant one (1) month
notice and the balance of the rent money will be paid to
the tenant. Will be return back to him or her.

14. Tenants should not sublet or handover the rented


apartment to another person without the consent of the
Landlord.

15. On no account should any tenant use firewood to


cook in the premises.
