How this specification is available and how it is used (SpeedSpec):

SpeedSpec is an ideal product for a range of projects up to about 4 million and is a great resource for
the growing practice. It covers single, high level housing, multiple residential, light commercial and
projects which are covered by the trade sections available. This “one page per trade” special is simple
enough for anyone to use. The spec writer just adds specific details to get a finished spec.

Why has a Specification? The primary function of the drawings and specification is to give effect to
design decisions. Many design decisions cannot be expressed in graphic form and therefore rely on
words for their expression. Other decisions would be too tedious or impractical to be conveyed in
graphic form. The drawings and specification complement each other.

The Importance of a Specification The quality of a building project is dependent on the


documentation provided. The contract documentation includes the conditions of contract, the
drawings, the schedules and the specification. Whilst the specification is a multi-purpose document,
its primary function is to define precisely and succinctly the levels of quality required and the
processes necessary to achieve them. Its role includes, but extends beyond, the selection of materials
by providing the criteria for acceptable quality of construction.

The Roles of a Specification:

The specification has many roles including:

 A written record of design decisions taken.


 A document demonstrating compliance with statutory requirements.
 An estimating document.
 A tendering document.
 A legal (contractual) document.
 An on-site working document.
 A dispute settlement document.
 A project management tool.

How the Specification is used:

Building Professional:

For architects and building designers working on all building types. Building Professional is

engagement of an architect or building designer by the owners. It defines what is deemed to be the
minimum level of workmanship for satisfactory work. Architects and building designers should use
the Domestic digital package when engaged for Domestic work.

0331 BRICK AND BLOCK CONSTRUCTION

This work section has been written for Class 1 and 10a buildings that fully conform to the scope of
AS 4773.1. If the works include isolated structures, (totally separate from the main conforming
building), that do not conform to the scope of AS 4773.1, include the references to AS 3700 as noted
in Guidance. If the buildings do not conform to the scope of AS 4773.1 delete all references to AS
4773.1 in the specification and change the specification to references AS 3700, as noted in the
Guidance. Retaining walls: Consult the local approval authority to determine where walls over a
certain height require design by a professional engineer. Energy efficiency requirements at BCA 2.6
set out minimum insulation performance requirements for walls, roofs, floor slabs and external
glazing depending on climate zone and orientation.

3700 clause 5.4.

2.2 MATERIALS: Bricks and blocks Standard: To AS/NZS 4455.1 and AS/NZS 4455.3. Minimum
age of clay bricks: 7 days. Salt attack resistance grade: To AS 4773.2 Table 2.1.

SpecPack (SpeedSpec) is versatile and has many uses although it deals in a slightly more expensive
range of building design and projects. Although it can be modified to accommodate for a single storey
house addition, the design generally deals with up to projects worth $4million, perfect for any project.
This product is aimed at being sustainable with upgraded editions focused on being “greener”. This
product allowed you to upgrade, own the product and customize it to almost any design aspect and
there are 81 trade sections to choose from. Recent upgrades to Australian standards, Adobe keeping in
mind sustainability, it is also one of the most up-to-date pieces of design equipment available. The
thoroughness of information provided and ease of use with simple explanations on how to use the
equipment in place, this product is also designed from the experienced to beginner design decision
makers.

NatSpec (Building Basic) is designed for large to small projects with a broader range of use for
various construction roles than the SpeedSpec. Building Basic focuses on providing design decision
information to roles such as landscapers, domestic structural projects, basic interior, combined
services, mechanical services, hydraulic services, electrical and professional services. AusSpec in
general focuses on projects such as urban and open spaces construction, commercial buildings, road
works and bridges, public utilities, maintenance and some domestic. Building Basic can be designed
for up to ten different specifications and although there is a lot of manoeuvrability it is limited to
those ten specifications only. In building a single storey addition this is the best specification to build
a single storey addition as it involves domestic structural projects and is simple to understand.

NatSpec (Domestic) gives a different affect to design decisions and quality is decided by the
documentation provided. In relation to constructing a single storey addition this is the most specific in
aiding in the design and decision making process in this construction. The role includes but extends
beyond, the selection of materials by providing the criteria for acceptable quality of a construction.
Projects simple enough not to require the engagement, of an architect or building designer by the
owner. In relation to building a single storey addition consultation with a builder, engineer, local
council and other authorities need to be consulted therefore this application would not be best suited
to achieving building the single storey addition to standards using these specifications.

In conclusion and through careful analysis of each company and their specific products, the simplicity
and forthrightness that they describe and show the processes and use of the materials are easy to
follow and understand. All three products are well designed and displayed by the companies in
relation to useability, specificficity, thoroughness and clarity in relation to the specific products. All
three reach the desired Australian Standards and BCA standards and are well advertised to large
multimillion dollar companies and to local business users. Therefore it can be concluded that these
three products are sufficiently represented in their companies as alternative building materials.

In conclusion, SpeedSpec specification is the best product to use in relation to building a single storey
house addition, as its focus is not just versatile design options but applies more environmentally safe
products and procedures then either of the other specifications. When building a single storey addition
with NATspec there are only certain packages you can buy which can limit your options, whereas
SpeedSpec allows you to upgrade, customize and choose from a range of 80 trading types. The simple
design and use combined with top quality updated information makes this product not just ideal for
this proposed addition, but the best out of the three presented.
