LEASE AGREEMENT

This rent agreement is made at Jaipur (Rajasthan) on this 01 March 2024


between Mr. Babu Lal Prajapat S/O Mr. Bheru Ram Prajapat, Kalwar Jaipur
(Rajasthan) (Hereinafter referred to as the LESSOR/owner of the First Part)
And
M/s Kamal Educational Society, Mahendra SEZ, Jaipur through its authorized
representative Mr. Kamal Kumar Sharma. (Hereinafter referred to as the
Tenant/Lessee)

Which expression shall and unless it is repugnant to the context or meaning


thereof means and include their heirs, legal representatives, successors and
assignees.

Where the owner/ lessor is the absolute owner of a building which is


situated at Bheru Complex Kalwar District Jaipur (Rajasthan) (hereinafter
called ‘ the said premises’).

And whereas on the request of the tenant/lessee, the owner/lessor has


agreed to let out the said premises to the tenant/lessee on the following terms
and conditions: -

NOW THIS DEED OF LEASE WITNESETH AS UNDER: -

1. That this agreement shall be deemed to have commenced from 1 st


March, 2024 and valid for a limited period of 11 month.
2. The tenant/lessee shall paid rent to the owner/lessor a sum of Rs.
25,000/- on monthly basis.

3. The premises have been let-out by owner to the tenant for using as
Center purpose of RSLDC Training Courses.
4. This rented premises include entire building include parking area in
front of building.
5. This premises under rent to tenant covers First Floor of entire building
and include Ground Floor washrooms (Toilets).
6. That the electricity charges will be paid by tenant/ lessee separately of
the rental premises to the concerned authority or owner/lessor.
7. Any type of structure change in the building is not allowed without
permission of landlord.
8. That the tenant/lessee shall abide by all the rules and regulations of the
Panchayat Samiti Jhotwara District Jaipur and any other local authority in case
of refinement of any rules/ regulations. The Tenant shall be responsible and
liable for damage and other consequences.
9. That in case if owner/lessor wants to get vacated the said premises, the
owner/Lessor will give prior notice of two month to the tenant/lessee and
Tenant/lessee has also agree to give prior notice of two month to the owner/
lessor in case of tenant/ Lessee want to vacate the said premises before the
completion of tenancy period.
10. That this agreement has been executed only in one original copy duly
signed by both the parties and thereafter a photocopy of the same duly signed
by owner/lessor shall remain in the possession of tenant/lessee for the record
purpose of the tenant/lessee. The original agreement shall remain in the
possession of owner/lessor.
11. That the tenant/lessee shall permit the owner/lessor or his duly
authorized representative to inspect the premises at reasonable hours with prior
appointment with the view to assess the condition of premises for carrying out
repairs etc. and tenant have no objection for the same.

12. That after the expiry of tenancy period the tenant/Lessee will hand over
the peaceful physical possession of said premises to the owner/Lessor in good
condition without any hitch and hiderance.
13. That the lessee will pay first rent a sum of Rs. 25,000/- via NEFT as a
rent of 1st month March 2024 and every month rent will be paid by NEFT in
first five days of that month .
14. We are paying 25,000 Rs. as a security at the time of agreement which
will be adjusted in last month of rent.
15. That on expiry of that agreement if both the parties agree to extend for
another period of 11Month may be done. The rent will be increased by 5% of
every year with a fresh rent agreement with new terms and conditions.
16. That both the parties shall abide by all the rules and regulations of Rent
Control Act and terms and conditions of the agreement.
17. That the person agreement has been executed under free will and
consent of both the parties and neither party has signed under any pressure,
threat or coercive etc.
18. That all disputes shall be subject to jurisdiction of Jaipur ( Rajasthan)
only.

In WITNESS WHEREOF, this agreement is made in Jaipur (Rajasthan) in


presence of the following witness:

1. LESSOR (Mr. Babu Lal Prajapat)

2. LESSEE (Mr. Kamal Kumar Sharma)
