AGREEMENT FOR THE SALE OF LAND
This contract is made the day of 06 day of November, 2024.
BETWEEN
OCHU BAIZER of [Link] 200 IRINGA (here in after referred to as the seller).
AND
JOHN KITINDI of P.O. Box 21 IRINGA (here in after referred to as the purchaser).
WHEREAS, the seller hereby presented to the purchaser as the lawful owner of ALL THAT
piece of surveyed land and all improvement therein, (herein referred as the property),
encompassing 320 square Meters located at Plot No P22677 Ipogolo Area Iringa municipality
with in Iringa Region Under Registered Plan No IRG006524 with CT NO IRG10457672and LD
NO IGM 6726416 and selling the said property to the purchaser.
AND WHEREAS the purchaser are desirous of buying the said property from the seller,
NOW THEREFORE, this DEED witnesseth as follows;
1. The seller here by sells and purchaser purchases the property encompassing 319 located at plot
Plot No P22677 Ipogolo Area Iringa municipality with in Iringa Region Under Registered Plan
No IRG006524 with CT NO IRG10457672and LD NO IGM 6726416, herein above upon the
term and conditions prescribed hereunder.
2. The purchase price is TZS 7000,000/= (Tanzanian Shillings seven million only) which the
purchaser shall pay in installments as follows,
2.1 TZS 3, 500,000/= (say Tanzanian Shillings three million and five hundred
thousand only) at the execution of this agreement.
2.2 TZS 3, 500,000/= (say Tanzanian Shillings three million and five hundred
thousand only) (two) months after the execution of contact.
3. Both parties covenant that, upon execution of this Deed they shall be fully bound and stopped
to the term herein and Neither party shall be entitled to claim any re-imbursement outside this
Deed.
4. The seller hereby covenant that, for all intent and purposes he is the only and lawful owner of
the subject of sale, with full power and authority to effect disposition herein.
[Link] parties covenant that, upon execution of this Deed and payment of the all-purchase price
the purchaser shall acquire all rights that attached to the property and shall have all the power to
deal with the said property in whatever manner.
6. It is further agreed by both parties that, any dispute arising from the agreement for sale shall
be resolved within the frame work of the law of Tanzania.
IN WITNES WHEREOF, the parties hereto have executed in this Deed in triplicate on the day
of and manner appearing hereunder.
