SPECIFICATION FOR BUILDING WORKS: Mr.

FOUNDATION
Foundation will be of RCC footing type for a Length 4’, Breath 4’ and Depth of 6’ from the existing ground level to
reach the hard strata. The footing will be of sufficient size = 1’3” depth as the design drawing with RCC 1:2:4 stub
columns size = 1’X 9”.
GRADE BEAM
At the existing ground level there will be a structural beam connecting all the necessary columns as per the design
requirement and as per the drawing will be done with RCC 1:2:4, Beam size =1’3”X 9”.
BASEMENT
Brickwork (Chamber brick) with 9” thick will in cement Motor 1:6 mix over the grade beam up to plinth level (2’6”
from the existing ground level) with plinth beam of nominal thickness in RCC 1:2:4.
• The trenches and basement will be filled with locally available gravel / quarry dust watered and well consolidated
and rammed to receive floor concrete.
• Flooring concrete will be done with 40mm metal in the ration 1:4:8 to the floors of receive the floor finish material.
SUPER STRUCTURE
The superstructure will be of as per details provided with 9” thick chamber brick wall in cement mortar 1:6.
There will be a continuous lintel of 9” wide 4.5” thickness and 2.5” average thickness sunshades for the window
openings
The staircase slab will be RCC and the steps will be constructed in Brick work with M.S.Handrails.
The roof slab 10’0” height will be of 4.5”/5” thick with necessary tie beams all over the 9” brick wall connecting the
columns for structural stability as per the drawing details with necessary reinforcement as per the design
requirement.
FINISHES
All rooms will be with 2’x2’ good quality vitrified tile flooring. (Price range 45/sft)
All the rooms will have the skirting tile for 10cm high of the same tile of that room on the periphery walls all-round)
Kitchen will be provided with work top in Black granite 20mm thick with SS sink without drain board.
Wall tile above kitchen top will be up to 7’ level from the finished floor.
Terrace flooring will be cement flooring finished rough with chips mixed concrete
PAINTING
All the internal walls will be neatly finished with cement based wall putty and one coats of emulsion
External wall will be finished with one coat of white wash.
ELECTRICAL WORK
All the light points are provided with ISI approved insulated good quality cables. (Kundan or Finolex or RR wires.)
All the switches will be of M.K (Or) Kundhan modular type Switches form ISI approved make.
Kitchen will have an additional 15 amp power point for Fridge / Grinder and 5 amp plug point for Mixer and
aquacade.
There will be light point on each side of the building on the external side.
No electrical fittings will be provided.
PLUMBING WORK
All the water and sanitary pipe line works will be done with Supreme or equivalent grade with necessary specials and
chambers for sanitary line. (Using PVC Pipe)
Each toilet will have one shower point with mixer provision one tap point for closet and one point for health faucet.
No Plumbing fittings will be provided,
Overhead Water tank will be of 1000 liters Sintex tank and solar water line provision only.
GENERAL
Sump and Septic Tank to a Capacity of 7000 litter capacity will be provided at a suitable place. Will be charged at
extra.
1. Compound wall Using Hallow Block and R.R. Foundation and Grill gate 10’0” wide (150 kg). Will be charged as
extra.
Building outside Cement Flooring
2. Room dimension are as per drawing.
No electrical fittings will be provided.
If any extra item needed by client which is not mentioned in the above specification will be charged as extra.
4. The above specification is applicable of new construction only and alteration work will be charged in item rate.
5. Expenditure related to wooden cup boards, Electrical fittings and Service, drinking water deposit to be borne by
the Client.
6. Material Transport Charge and Extra Gravel Charges to be given by Client.

The specification of materials are as follows:

3. Gravel – Locally available good gravel / well gavel for filling.
4. Jelly 20mm and 40mm locally available good blue granite stone Crusher made.
5. All Concealed water line – CPVC pipes and Specials.
6. All open water line – PVC Pipes and Specials.
7. Steel using ISI Brands All Sanitary Pipes and Specials – ISI.
8. Switches – ISI make Regular switches. Wires – Kundan or Finolex or RR wires.
