Rent Agreement

This agreement is made and executed at Noida on this 25/12/2024 between following two parties

Ms. Indu Chaturvedi W/O MR Pankaj Chaturvedi R/O D-123, Sector 50, Noida, 201301 having
Aadhar card no: 238326450735 here in after called as the LANDLORD/LESSOR

AND

MR Debabrata Das S/O Tushar Kanti Das R/O Panchayet Para, Singerbil, West Tripura, Tripura
799009 having Aadhar card no: 285100501644 And MR Vikram Kumar Mishra S/O Ganesh
Mishra R/O East Kaithahi Madhubani Bihar 847236 having Aadhar card no: 767770325278 And
MR Sumant Kumar S/O Sajjan Kumar Roy R/O Ward no 1 mortar begusarai Bihar 848204 having
Aadhar card no: 891683190123 having mobile number 7281944511 TENANT/LESSEE

Whereas the Landlord has agreed to lease out the entire 1st floor, Rajbhawan, Gali No 1,
Mamura, Sector 66, Noida 201301 .

And Whereas the Landlord has agreed to let out and the Tenant has agreed to take on lease/rent
the aforesaid premise, hereinafter called Demised Premises for a fixed period of 11 months
commencing from 28/12/2024 and ending on 28/11/2025 for bonafide purpose of residence of the
Tenant.

TERMS AND CONDITIONS

1) This rental agreement is for a period of 11 months with effect from 28/12/2024. The Tenant
has paid a sum of Rs 24000/- (Rs. Twenty four Thousand ) towards 1 (One) month running
advance rent and One Months’ rent as interest free security of Rs 24,000/- (Rupees
Twenty Four Thousand only) deposit, which will be refunded at the time of delivery back
of the possession on expiry / termination of tenancy after adjusting any outstanding dues
or damages (other than normal wear and tear) caused by the Tenant .

2) The Rent and CMC will be deposited directly in the following Bank account in advance
before 5th day of the Calendar month, details are:

3) That the Tenant shall pay the maintenance charges part B (common maintenance),
electricity, water, meter charge & IGL bills excluding rent by due date to the
Landlord/concerned department over and above the monthly rent.

6) The tenant shall handover all original receipts of these payments to the Landlord. All the
utility bills water, electricity etc. shall be directly paid by Tenant/ tenant to the relevant
Authority
7) That the Tenant should not construct any additions and shall not make any alternations at
the said property.
8) That the Tenant shall not sublet the said property or any part thereof to anybody.
9) That the Tenant shall use the said property as per Noida Authority bylaws as applicable.
10) That the Tenant shall use the said property only for residential purposes.
11) That the Tenant shall keep all fixtures & fittings in good condition (As per Annexure).
12) Tenancy will start from 28/12/2024.
13) That the Landlord shall not be responsible for any incidence in the said premises during
the tenancy period.
14) That the Landlord is entitled to inspect/review the said property at reasonable time by the
pre-appointment during the tenancy period for which the Tenant shall have no objections.
15) That the Tenant shall vacate and handover (give physical possession) of said property to
the landlord peacefully at the expiry of the tenancy period.
16) That each party shall issue two-month notice in advance to other party for vacating the
said property before expiry of tenancy period. However, there will be lock in period of three
months and in case the tenant desires to vacate the said premises before that he will be
liable to pay the rent for the unexpired period out of the period of three months.
17) When the property will be vacated, the dues/breakage charges etc. will be paid by the
Tenant.
18) That if the Tenant does not vacate the premises on the expiry of the lease of termination
of this lease, the Tenant shall pay a Rs 500/- per day in addition to the monthly rent for
the duration of overstay till the possession of the premises is handed over to the Landlord
by the Tenant.
19) That the original of this agreement will be retained by the Landlord.
20) That notwithstanding anything contained herein, it is expressly agreed between parties
hereto that in the event of default of the conditions herein referred at before, the landlord
shall be entitled to and shall always have granted at his absolute discretion and or keep
the said premises without subjecting himself to any liability on that account and in such an
event the Tenant shall surrender the above premises and deliver the possession of the
same to the landlord.
21) Further renewal of the rent deed agreement will be on prevailing market rent and subject
to mutual agreed terms and conditions i.e. up to increase of 10% per month.
22) That both Landlord and Tenant will be bound by the terms and conditions of this
agreement.
