Adelaide Property Market Brief – September 2025 The Adelaide housing market has seen a clear lift in activity over the past month: Buyer Demand: A noticeable increase in new buyers entering the market, with strong enquiry levels across the board. Auction Registrations: Average bidder registrations have risen to 6+ per auction, compared to just 2–3 earlier in winter. Clearance Rates: Auctions are translating to sales, with the majority of properties selling under the hammer or immediately after. ~85% up from ~70%. Listings Environment: Despite the demand, supply remains constrained. New listings are tracking 15–20% lower year-on-year, creating a tight stock environment. Seasonal Factors: Adelaide has come out of an unusually tough winter for colds and flus, which had dampened activity. With spring weather and improved health conditions, attendance and momentum have bounced back. Interest Rates: Lower rates are providing buyers with confidence and capacity, adding fuel to competition. Summary: Adelaide is entering the spring market with stronger buyer depth, rising auction participation, and limited stock. Listed property – the real economy’s barometer panel discussion at the SAPOA Convention 2025 REITs show green shoots as real economy’s barometer. Ian Anderson, Head of Listed Property and Portfolio Manager, Merchant West Investments and creator of the monthly SA REIT Chart Book opened the panel by reflecting on his long experience in the listed property sector, tracing its evolution since the 1990s. He highlighted how cycles of capital inflows and corrections have shaped performance, from the early days of modest fundraising through to the explosive “super cycle” of the 2000s and the subsequent sharp correction. Drawing from the SA REIT Chart Book, he showed how reinvested income has ensured investors have not lost money over the long term, even through downturns. Anderson noted that dividend growth is again returning, signalling real recovery in fundamentals and concluded that listed property is once more a meaningful barometer of the real economy, with “green shoots” now visible in operating performance. The listed MA Financial Group is looking to put a larger stamp on the property market and is making a near-$700m play for the famed Hyperdome complex to the south of Brisbane in rapidly growing Loganholme. The sprawling 44ha site is one of the country’s largest mixed-use and value-add shopping centre plays as the prospective buyer is likely to overhaul it in coming years and master planning enables large-scale development. The centre is being sold off by QIC Real Estate after it added substantial value to the site with a number of overhauls of the site, which includes large format and development land parcels. What makes Australian real estate so globally appealing?   Strong population growth, which is driving solid, long-term demand across office, logistics, retail, and housing. Then there’s the infrastructure investment that's supporting the backbone of development.
