Toorak CEO John Beacham recently spoke with Private Debt Investor about the growing residential transition loan (RTL) market:   “RTLs are needed in the US because of the national housing shortage, as well as the ageing and obsolescence of existing housing stock. NAB's Australian Commercial Property Survey For the first time since 2022, sentiment has turned positive – with the NAB’s latest survey showing optimism spreading across every sector and every state. Debt funding conditions continued to improve in the June quarter. While property professionals still report that access to funds was harder than easier (net -3%) this was the easiest period they have reported for acquiring debt in over a decade. Perceptions about debt funding conditions in the next 3-6 months also improved marginally. It’s great to see the strong momentum returning to the sector and what it means for business, investors and the broader economy. #commercialproperty #CRE #property

RBA August Decision This month there was no surprise decision to keep the cash rate on hold. The RBA decided to cut rates by 0.25, bringing the cash rate to 3.6%. This decision was unanimous with a 9/0 vote. In my view, the key reasons for the decision were: - The lower than expected core inflation read for Q2 which at 0.6% for the quarter and a year on year rate of 2.7%, the lowest since December 2021. - The slight uptick of unemployment (4.3% compared to the previous 4.1%) and weaker employment growth. - The slightly more worrying global outlook. The weaker than expected payroll data in the US and globally softer monthly PMI have seen global central banks more concerned about the outlook in an environment of tariffs hurting growth and profit prospects -despite higher supply side price pressures. As expected, Governor Bullock was not interested in giving future rate guidance. That is, there is a lot of uncertainty out there and the RBA will be data driven. Locally, GDP growth seems to have been better in the month of June but it still looks to have had quite a weak Q2 - I am expecting around 0.4% in the quarter. In the US, the market is now speculating on 3 rate cuts before the end of the year and/or a 50 point cut in the September Fed meeting if the labour market weakens further. The RBA forecasts are similar to my own expectations. The RBA has GDP year on year at 2.1% for 2026 (I’m around 2.2%) and an unchanged unemployment rate of around 4.3% through the forecasts. I expect unemployment to edge up to 4.5% through the rest of 2025 before edging down to nearer 4.3% in the out years. On the important trimmed mean, the RBA is expecting year on year growth of around 2.6% through the forecast period before falling to 2.5% in mid 2027. I expect the trimmed mean to be around 2.5% year on year from late 2025 and remain there over the forecast period to 2027. In short, there were not a lot of surprises this month – either in the decision, the RBA forecasts or the subsequent press conference. My rate expectations also remain unchanged. That is, another cut in the November meeting (post the Q3 CPI results and a further softening in the labour market outcomes) and a final cut in early 2026, bringing the final cash rate to 3.1% where it will stay for some time. Markets are now expecting a similar profile.
