I was asked by a foreign investor to compare the Canadian condo market to the multi-family market and asked if interchangeable. They’re not. • Condos: higher vacancies, transient tenants, no CMHC financing, shorter amortizations, larger equity requirements. Volatile by design. • Multifamily: lower turnover, family/professional tenants, CMHC-backed financing with 40–50 year amortizations, and stable long-term demand. Even as condo inventory has increased in Toronto, purpose-built rental vacancy remains tight and given financing structures remain far more favorable for investors.
