Welcome to Riverside Teltow! 𝗣𝗿𝗼𝗷𝗲𝗰𝘁 𝗛𝗶𝗴𝗵𝗹𝗶𝗴𝗵𝘁𝘀: • A total area of 25.5 hectares in eastern Munich (of which Periskop Development is developing 52,000 m²) • 2,000 to 2,700 new apartments, with 50% designated as affordable housing • ~ 3,000 new jobs • A connected neighborhood designed for short distances with sustainable transportation infrastructure • Generous green spaces and recreational areas within an urban setting 𝗪𝗵𝗮𝘁 𝗠𝗮𝗸𝗲𝘀 𝗧𝗵𝗶𝘀 𝗣𝗿𝗼𝗷𝗲𝗰𝘁 𝗦𝗽𝗲𝗰𝗶𝗮𝗹? The approved framework is based on an urban design concept by N-V-O Nuyken von Oefele Architekten BDA und Stadtplaner PartG mbB, developed in close collaboration with the city’s Urban Planning Department. The site, which has been vacant for years, will be transformed into a vibrant and livable neighborhood with a strong focus on climate protection and ecological sustainability. 𝗡𝗲𝘅𝘁 𝗦𝘁𝗲𝗽𝘀: At the end of October, a cooperative urban and landscape planning workshop and review process will begin, with public participation playing a key role. 𝗚𝗲𝗿𝗺𝗮𝗻𝘆 𝗜𝗻𝘃𝗲𝘀𝘁𝗺𝗲𝗻𝘁 𝗢𝘂𝘁𝗹𝗼𝗼𝗸 – 𝗜𝗻𝘀𝗶𝗴𝗵𝘁𝘀 𝗳𝗿𝗼𝗺 𝗘𝘅𝗽𝗼 𝗥𝗲𝗮𝗹 𝟮𝟬𝟮𝟱 At this year’s Expo Real, Periskop Opportunities Managing Partner Dominik Brambring joined the panel “Germany Investment Outlook” hosted by Real Asset Media, alongside Marcus Lütgering (Newmark), Krystin Schwendel (Buckley Gray Yeoman), Daniel Kautenburger-Behr (RSM) and Hans Seckler (Prologis). Moderated by Richard Betts (Real Asset Media). “There is still a lot of uncertainty in the market,” said Dominik. “But the fundamentals in most sectors in Germany remain strong.” Dominik emphasized that demand driven by megatrends such as demographics, digitalization and urbanization will remain, and even gain importance in shaping investment strategies. He highlighted that there is a shift of institutional capital towards modern asset types such as modern living, healthcare, and data centers. “It’s not just about buying, fixing and selling anymore – it’s about creating assets and building platforms for the next cycle. The “future core.” On returns, Dominik added: "There is still a gap of funding costs and deliverable returns for most traditional asset classes. The focus of international capital is therefore on rental growth sectors managed by local platforms". He also stressed the need to lower construction and energy costs, particularly for energy-intensive assets like data centers, and underlined Germany’s advantage of a strong, pan-European workforce. 𝗦𝘂𝗰𝗰𝗲𝘀𝘀𝗳𝘂𝗹 𝗦𝗮𝗹𝗲 𝗼𝗳 𝗮 𝗣𝗹𝗼𝘁 𝗶𝗻 𝗕𝗲𝗿𝗹𝗶𝗻-𝗠𝗮𝗿𝘇𝗮𝗵𝗻 𝗳𝗼𝗿 𝗥𝗲𝘀𝗶𝗱𝗲𝗻𝘁𝗶𝗮𝗹 𝗗𝗲𝘃𝗲𝗹𝗼𝗽𝗺𝗲𝗻𝘁 On behalf of a fund advised by Periskop, an approximately 8,000 m² plot located at Jan-Petersen-Straße 14/18 has been successfully sold. The buyers are Greystar (International) and CRX Real Estate GmbH. Together with Ten Brinke Deutschland as the general contractor, the project will deliver a total of 444 rental apartments and additional retail spaces by the end of 2028. This development is particularly aimed at middle-income households. Dr. Simon Kempf, Managing Partner of Periskop Development, commented: “The development at Jan-Petersen-Straße is another key milestone in our long-term urban development efforts. We remain closely involved, thank all parties for their constructive collaboration, and will continue to support Greystar, CRX Real Estate, and Ten Brinke in ensuring the project’s successful completion by 2028.”
