The Mumbai-based developer is considering rolling out a project with an investment of as much as ₹1,900 crore ($220 million) in the year starting April 2026, Prashant Bindal, the firm’s chief sales officer said in an interview. The financial details are still being worked on and clarity will emerge closer to the actual launch, he added. The move shows a push among India’s largest real estate firms to seek a national footprint as they tap into the growing demand for premium and luxury housing. I have lost many old clients after advising them not to invest in Godrej projects, especially the Godrej Golf Links in Noida and Godrej in Sector 150. Surprisingly, all of these clients had trust in Godrej and chose to disregard my advice. They are still waiting for possession and are involved in legal battles, even after 3 to 7 years. With the help of their brand name and reputation, anyone can be misled. Many retired individuals have taken on roles as brokers and advisors, but real advisory comes from years of education, effort, and hard work. It requires knowledge comparable to that of a lawyer or a qualified architect, including an understanding of all relevant documents and designs. Every project has its origins, similar to each person having their own unique background—like lineage, parents' names, grandparents' details, and place of origin. It’s important to consider the land status: whether it was acquired through a Joint Venture (JV), Joint Development (JD), or brand development agreements. We need to determine if the land is fully owned or if it was registered under a Power of Attorney. This information reveals the builder's intentions. Next comes the design and planning phase, followed by sales, which is where all the gains are realized. Expressions of Interest (EOIs) can often be misleading. The public is often unaware that they should verify the builder’s credibility. Unfortunately, few people want to check the facts. Consider how many projects Godrej has successfully delivered, how many legal cases they are facing, and how much focus they place on delivery and quality. Investigate how many Joint Ventures they are involved in and how much land they actually own. It’s essential to conduct thorough checks on every builder before making an investment.

Last week, I had the privilege of joining an insightful session at the RICS India Residential Property Conference alongside eminent industry leaders – Gaurav Pandey (MD, Godrej Properties), Vimal Nadar (Senior Director, Colliers), and Ambar Maheshwari (CEO, Sammaan Capital). We delved deep into: Land as Infrastructure – Why land reforms and a unified national titling system are essential to unlocking growth. Land Acquisition Challenges – India still ranks low in the World Bank’s “Ease of Registering Property” index, and fragmented land records slow development timelines. Housing Affordability – In urban India, housing affordability (EMI-to-income ratio) stands at ~31%, but in cities like Mumbai it’s closer to 55%, demanding innovative policy interventions. Economic Expansion – Land reforms could unlock 1.3-1.5% additional GDP growth annually by accelerating infrastructure and housing projects. It was energising to share perspectives on how clear land titles, transparent acquisition processes, rationalisation in premiums and approval charges and reduced stamp duties could drastically improve housing supply and affordability in the Mumbai Metropolitan Region and beyond.
