About us

Bellway is a FTSE 250 house builder, headquartered in Newcastle upon Tyne, which operates 22 trading divisions across England, Scotland, and Wales. The company has grown from a family firm, established more than 75 years ago, into a respected national brand, selling almost 11,200 homes a year. Our divisional operating structure enables us to focus on regional needs, utilising the local knowledge of our management teams in each area to create developments that appeal to prospective buyers; allowing us to build quality homes people want to live in and to contribute positively to local communities. As well as building a wide variety of different house types, we undertake initiatives designed to enhance the environment for our residents and wider neighbourhoods, in addition to satisfying the needs of local authorities. Our employees are fundamental to our success and we currently employ more than 3,000 people across the company, each helping us to realise our goals surrounding build quality and unrivalled customer service.   • We are pleased to share our Full Year Results for the period ended 31st July 2025. Bellway has delivered good performance over the year, with double-digit growth in volume output and profits. This has been achieved despite the near-term market headwinds, and the Group is well-positioned to deliver further growth in FY26 and beyond. 🏡 We delivered 8,749 high-quality homes during FY25, which was 14% higher than the prior year. We have a healthy forward order book and work-in-progress position, and remain well-positioned to deliver further growth to around 9,200 new home completions in FY26. 📈 As part of our refined strategy to drive capital efficiency, and supported by the strength of our land bank, we are targeting a largely replacement only land strategy in the medium term. We also expect to deliver a growing proportion of volume output from our strategic land bank, which will underpin our long-term volume growth aspirations. Our sharper focus on balance sheet efficiency is reflected by the £150m share buyback programme announced today. 🌲 We made good progress with our plans for ‘Bellway Home Space’, our new timber frame production facility. The fit-out of our facility near Mansfield is substantially complete, and we are on track to begin supplying our divisions with frames in early 2026. 🏆 We are delighted that the efforts of our colleagues have been recognised, with Bellway employees achieving a record 47 NHBC ‘Pride in the Job’ awards. We also had an excellent response to our most recent employee engagement survey, with 91% of colleagues saying they would recommend Bellway as ‘a great place to work’. ⭐ Bellway has retained its position as a five-star homebuilder, reflecting our focus on delivering consistently high service and quality homes for all our customers. Bellway has a high-quality land bank, a strong balance sheet and the operational capacity to deliver long-term growth.     I met some inspiring women in Wallsend recently who are smashing misconceptions about what it looks like to work in construction👷♀️ It was great to see first hand the work Bellway Homes has been pushing to bring more women into house building and it's paying off. I loved hearing the stories of how women from a huge range of backgrounds had forged their path into construction and how much they were loving every minute. And this is more important than ever before. We know we need to build more homes and this means talented women are now a much bigger part of shaping how and thriving in a traditionally male sector!

  • 🏆Bellway Durham’s Anthony Church awarded Seal of Excellence. We are thrilled to announce another incredible achievement as another one of our site managers has been honoured with a prestigious Seal of Excellence in the NHBC Pride in the Job regional awards. Anthony Church, Site Manager at Hedworths Green at Lambton Park, was one of 16 site managers in the North East to receive this accolade, recognising the exceptional quality of his work. 📣 Anthony said: “A Seal of Excellence is an immense accolade, and I am so proud to receive it. “Managing construction at Hedworths Green at Lambton Park, which is a historic site, requires exceptionally high standards and clear communication. My assistant site manager Daniel Brown and trainee assistant site manager Sophie Curtis have worked very hard with me to set and maintain those high standards and to ensure precise communication with everyone on site at every stage. “Winning a Quality Award is a significant achievement in itself, so being recognised as a site manager who excels and goes even beyond that high standard to receive a Seal of Excellence is immensely satisfying.” Congratulations, Anthony!👏

    Regional Chairman at Bellway Homes

    I am very happy to report that nine of our site managers in the London and South East area have secured Quality Awards in the National House Building Council’s (NHBC) annual Pride in the Job competition. They were among only 450 winners selected from a pool of more than 8,000 site managers whose developments have been inspected by the NHBC over the past year, placing them among an elite group within the industry. The winners from our South East region were Justine Hope at Perceval Grange in Chertsey, Vixit Ray at Harbour Village in Northfleet, Matt Speak at Crossways Quarter in Dartford, Gary Nott at Ebbsfleet Cross in Swanscombe, Tommy Pritchard in Oxenden Park in Herne Bay, Colin Driver at Westland Place at Kings Hill in West Malling and Stephen Connor at De Havilland Place, also at Kings Hill in West Malling. The winners from our London region were Paul Minnican at Cavendish Grove in Raynes Park and Craig Penny at Highlands Grange in Swanley. Our congratulations go to all of these deserved winners.

  • Celebrating further success at NHBC 2025 Pride in the Job Awards🏆 We are thrilled to be celebrating further success in this year’s NHBC Pride in the Job regional awards, following recent wins in both the West and Scotland regions.👷 Two Bellway West Midlands site managers, Christopher Bennett, Site Manager at Whitford Heights, and Paul Heath, Senior Site Manager at Harvino, both won a prestigious Seal of Excellence at the West regional ceremony in Birmingham. Paul said: “It felt good to hear my name called out as a winner of the Seal of Excellence at the awards ceremony. Chris was sitting at the next table to me and it felt satisfying to be playing a part in what was a good night for both of us and for Bellway West Midlands. “The job now is to stay focused and to maintain the very high standards that we have set ourselves here at Harvino. The high standard of external build and internal finishing of the properties at this site have seen us gain positive feedback from all of our customers." Chris said: “When, earlier this year, I won a second Quality Award in a row for Whitford Heights I was delighted but being selected for the Seal of Excellence is incredible. I had the pleasure of picking up the award on the night, but it really is recognition for all the hard work that the team has put in day in, day out, at the development." Nick Edmond, Construction Director for Bellway West Midlands, said: “These awards really do recognise the best of the best. The standards that site managers need to attain to achieve a Quality Award alone are very exacting but to claim a coveted Seal of Excellence is on another level." At the Scotland regional awards, Peter Lawrie, Project Manager at Earl's Way, was also presented with a Seal of Excellence, one of only 14 site managers in the region to receive the award. Peter said: “Despite having won before, you can never be complacent in these awards as the benchmark raises year on year. It’s a great recognition to receive but not just for me, for the entire team at Earl’s Way who put in their best each day for every client.” John Dierikx, Construction Director for Bellway Scotland East, said: “Peter and his team continue to deliver a fantastic job and winning an award is not easy. It’s challenging to maintain standards consistently throughout the year and every year.     North East Mayor visits Bellway development to meet women working in construction👷♀️ Bellway North East recently welcomed North East Mayor Kim McGuinness to Centurion Chase in Wallsend, where she met with women working in construction and learned more about our commitment to building sustainable homes.🏘️ During her visit, the Mayor toured the development, including the showhome and House to Home property – which demonstrates the internal construction and sustainable features of a new-build home. 🛠️ She also spent time speaking with women from our North East and Durham divisions, including Sophie Curtis, Trainee Assistant Site Manager and Bellway’s 2024 ‘Apprentice of the Year’. Kim said: “It’s been brilliant to see women making their careers in construction. There are still more men than women working in the industry but seeing women making the choice to work in frontline construction roles, managing sites, taking on apprenticeships and learning construction skills is fantastic. These women are leading the way. I was impressed to see that at Bellway women now account for more than 30 per cent of the workforce." The Mayor also met Terri McGuire, who was the first female Assistant Site Manager for North East division, having moved from a customer service role. Other attendees included Natalie Hammond, Trainee Assistant Site Manager at Hedworths Green at Lambton Park. Natalie joined the industry from the hospitality sector after completing a two-week placement through the Home Builders Federation’s (HBF) Women into Home Building programme earlier this year. Kim said: “We have steep housing targets for the North East and nationally, and they must be met in the next few years. This is vital because there are so many people in need of good quality homes. But to deliver that we need a skilled and sizeable workforce within the construction industry, so an inclusive approach is important. 🤝 “And for a sustainable future we need modern methods of construction so that energy efficient homes can be built quickly and to a high standard. A thriving construction industry is essential to this region. It will help to set up the North East for a successful future.” 🌱 Emma Chesterton, Sales Director for Bellway North East, said: “We have highly skilled and motivated women working for us throughout the business including on our construction sites. “Our involvement with the Women into Home Building programme has allowed us to nurture talent and provide opportunities that benefit women and benefit our business. It’s all part of creating a resilient and thriving industry.
