  • Sustainability is at the heart of everything we do, and we’re pleased to share our latest report highlighting our performance and progress over the past year. The cornerstone of our approach is our commitment to brownfield regeneration, with 92% of the homes we built in 2024-2025 located on sustainable brownfield sites.   • Hareshill in Crookham Village is a fantastic example of a landscape-led masterplan, delivering over 500 private and affordable homes within a nature-friendly neighbourhood just outside Fleet. More than half of Hareshill is open space, featuring wildlife corridors, swales and ponds, play areas, and tree-lined streets and pathways. These thoughtfully designed areas give residents accessible green spaces while supporting local wildlife and biodiversity. Hareshill also connects to the 82-acre Edenbrook Country Park, which Berkeley created from private farmland in partnership with Natural England and Hart District Council. Opened six years ago, it’s now a much-loved destination, with meadows, ponds, streams, wetland habitats, walking and cycling trails, a BMX track, and a popular Parkrun on Saturday mornings. At the heart of Hareshill is a new community centre, opened by the Mayor of Hart in 2024 and run by Crookham Village Parish Council. This zero carbon facility received an A+ Energy Performance Certificate and features a large hall, kitchen, meeting room, and outdoor terrace. It's quickly becoming a hub for yoga classes, children’s parties, and neighbourhood events. Through the site 's Section 106 agreement, Hareshill is also contributing over £10 million towards local infrastructure, new pedestrian and cycle links, and enhancements to nearby open spaces.   • We’re delighted to announce that Berkeley Group has won the Biodiversity Protection Award at the 2025 National Sustainability Awards, organised by Better Society News. The award recognises our long-term commitment to restoring habitats and creating nature-rich spaces across our regeneration sites. Since 2017, we have been committing to Biodiversity Net Gain (BNG) on our developments, years ahead of national requirements, helping wildlife and communities thrive together. Highlights this year include opening a section of a new green space at King’s Road Park, Fulham, expected to deliver over 110% BNG; a new living wall and interactive wildlife trail at The Green Quarter, Ealing; and at Trillium, Westminster, we’ve installed a living hoarding. This accolade is a celebration of our teams, partners, and local communities, whose dedication is bringing nature back into our towns and cities.     It’s been six years since we broke ground at Grand Union, a 22-acre former industrial site in Alperton, which is now becoming an exciting canalside neighbourhood. This is all about partnership. Together with Brent Council, Greater London Authority, SEGRO plc, Transport for London and the local community, we are delivering 3,350 homes, alongside the completed 5,000 sq ft Community Hub and 135,000 sq ft of flexible workspace. The Community Hub is now home to an innovative café and cookery school run by London's Community Kitchen, while SEGRO plc V-Park Grand Union is creating up to 250 jobs and apprenticeships for the local community. Over half of Grand Union is dedicated to open space, including an 850m canalside path, riverside meadows, tree-lined walkways, and the Canalside Piazza with cafés, restaurants, and public art. Sustainability is at the heart of the project, which targets a 240% biodiversity net gain and includes rooftop solar panels, rainwater harvesting, green and brown roofs, and BREEAM ‘Excellent’ certification for non-residential buildings. A network of walking and cycling routes connects the neighbourhood directly to Stonebridge Park Station.     We're excited to welcome 43 new graduates and apprentices who started at Berkeley Group last week. The new starters join at a time when we’re reshaping how we hire talent. In a sector where women remain underrepresented, we're seeing real progress, with more than a third of this year’s new apprentices and 65% of new graduates being female. With this latest intake, the number of Berkeley apprentices and graduates has grown to over 180. In 2024/25, an average of 8.7% of our employees were in earn and learn roles, reflecting our long-term commitment to skills development and improving access to careers in the built environment. These trainees are key to supporting the future of Berkeley, as we bring forward 32 of the country’s most challenging long-term regeneration sites. We’re proud to have been recognised in 2025 as the fourth best employer nationwide for apprentices and 17th for graduates by TheJobCrowd.   • We were honoured to welcome Chancellor Rt Hon Rachel Reeves to our Glasswater Locks development this week as she continues to put increasing housing supply at the heart of the Government’s growth agenda. The Chancellor explored this complex brownfield site within Birmingham’s Eastside regeneration area alongside West Midlands Mayor Richard Parker and Berkeley Group Chief Executive Rob Perrins, taking time to meet our fantastic apprentices and hear about their career and training journeys. Glasswater Locks exemplifies both the challenges of urban regeneration, and the hugely positive economic and social benefits these projects deliver once we get spades in the ground. It also demonstrates the need for cross-sector partnership and collaboration to maintain housing delivery through challenging times and to unlock the big growth opportunities in our towns and cities. At Berkeley Group, we believe that brownfield regeneration sites, like Glasswater Locks, represent the most sustainable and positive form of homebuilding – delivering good green homes where they are needed most and driving the growth and productivity our country needs.     In Slough, the Horlicks Factory has been a valued local landmark since 1908, producing the famous malted drink for over a century. Since the factory closed in 2018, the site has been carefully transformed into the Horlicks Quarter, a sustainable and popular neighbourhood with a fascinating history. This video explores the regeneration process - including the preservation of the site’s historic fabric, which was central to Berkeley’s vision and a key priority for Slough Borough Council and the community. The magnificent clock tower and 47-metre chimney have been carefully restored, while the original factory building has been sensitively converted into 161 homes alongside a mix of communal spaces, including a gym, co-working space, lounge and roof terrace. Its dramatic five-storey atrium reveals the original steel frame structure, and the beautifully detailed facades have been returned to their former glory. Once complete, this project will have delivered over 1,300 private and affordable homes in the heart of Slough, and has already created over 2 acres of high-quality public open space and gardens, and a new community square, nursery and café. The Horlicks Quarter is a fantastic example of ambitious brownfield regeneration and heritage restoration.   • Welcome to London Dock, an exciting new neighbourhood taking shape in the heart of Wapping. Since 2014, we’ve been transforming the former News International headquarters and print works (known as “Fortress Wapping”) into a welcoming mixed-use destination, working closely with the London Borough of Tower Hamlets, Patel Taylor, Peabody and our fantastic local residents and partners, including the East End Community Foundation and Bow Arts Trust. Once complete, London Dock will deliver over 2,000 private and affordable homes, alongside 210,000 sq ft of commercial and community space, including offices, Mulberry Academy London Dock, shops, restaurants, creative studios and 7.5 acres of landscaped open space. At its centre sits Gauging Square, a new public square for Wapping, and the project has seen the sensitive restoration of the Grade II Listed Pennington Stret Warehouse - which is now home of our St George business, JTP architects, the Berkeley Training Academy and The Bow Arts Rum Factory with over 90 incredible creative start-ups. London Dock reflects our commitments to brownfield regeneration, placemaking and delivering meaningful benefit and opportunities for the communities in which we work.     We hand over our final home at Woodhurst Park in Warfield this month – the end of an era! When works began in January 2015, our vision was to create an attractive neighbourhood with timeless architecture, thoughtfully designed green spaces and essential community infrastructure. I think it’s fair to say we proudly achieved this. Spanning 125 acres, with over 65 acres dedicated to a newly formed Country Park, Woodhurst Park is a prime example of a successful large-scale development where landscape and nature were central to the masterplan. The country park is criss-crossed with walking trails and dotted with wildlife habitats  and is regularly used by dog walkers, families and joggers from within the development and beyond. Woodhurst Park has been a decade-long collaboration between Berkeley Group Plc, Bracknell Forest Council, Warfield Parish Council, Warfield Church of England Primary School, Abri Group, dedicated construction professionals, and the wider community. The development has delivered 788 homes, including 115 affordable homes. We built a new primary school, we created a new country park, built three bridges, two new play areas, and provided allotments. But most of all we formed a happy and successful community. At its peak, over 130 men and women worked on site, from skilled tradespeople and engineers to site managers and landscapers - providing local employment and training opportunities. Thank you to all of the Berkeley team, consultants, trades and contractors who have been a part of building this truly special place. We set out to create a development where people would want to live for the long term, where children could grow up surrounded by nature, and where neighbours feel connected. We’re incredibly proud of what’s been achieved here.
