Following the publication of the recent proposals for a new era of large-scale residential development by the government-initiated New Towns Taskforce, discussions have been focused on the importance of creating "well connected, well designed, sustainable, healthy and attractive" settlements. A strong vision, embedded into the masterplan process, and subsequent Design Coding, plus a more innovative approach to achieving increased densities are key to the delivery of these new settlements. Working with Mercury Land Holdings - the housing development arm of the London Borough of Havering Council - GSA are proud to be leading a multi-site initiative that’s unlocking under-utilised assets to deliver much needed, high-quality homes in sustainable town-centre locations. Planning Approval for a Mixed-use brownfield redevelopment scheme in central Truro We are delighted to have received planning approval for a new mixed use gateway building in Truro, Cornwall for Treveth, which will see the redevelopment of a prominent brownfield site located directly adjacent to Truro Railway Station. The new building will provide 38 residential studio rooms on the upper floor levels with a new convenience shop on the ground floor of the building. Our proposals are guided by a comprehensive understanding of the historic context and character of the site and will deliver a contemporary, yet sensitive design that respects local vernacular. The scheme will create a vibrant and animated presence in a key location, introducing a gateway building to this prominent corner site that enhances the sense of arrival to Truro from the railway station and completes the fragmented urban form of the area. The proposals incorporate a more accessible and inviting public realm space that provides a more a pedestrian friendly link to the train station and direct access to Sustainable Transport Hub facilities including ebikes and EV car charging - to link Truro Station and Langarth Garden Village. We are pleased to share that Chelmsford City Council’s planning committee unanimously resolved to grant planning permission for Bellway, Harrow Estates and Moulsham Hall Estates application for 750 homes, a new neighbourhood centre, including a new primary school, health centre and retail units. The proposals include 35% affordable housing and up to 5% self / custom build homes. This is an important step in seeing the first homes delivered on one of the strategic sites in the City and we are now working to secure the s106 agreement which will be followed shortly by Reserved Matters applications. The successful outcome at committee is the culmination of 5 years of hard work and collaboration with Chelmsford City Council officers and the project team.

Works have started at the new Bromley Health and Wellbeing Centre! K2 Construction Management are pleased to be working with London Borough of Bromley and the NHS to deliver a community-centered prevention initiative to address health inequalities within the community – more information in comments. The Health and Wellbeing Centre will house a range health care services for local people including the relocation of the Dysart GP surgery, community, outpatient and wellbeing facilities. It is being designed to provide accessible, efficient, and integrated health care in a modern and welcoming environment, tailored to meet a range of health needs. This is part of a strategic move by Bromley Council and the NHS to bring primary care services closer to patients. Another Planning Approval at Chilton Woods At the end of last year we received unanimous approval for a third RMA at Chilton Woods, Sudbury, on behalf of Taylor Wimpey. Phase 3 is made up of 149 homes, providing a range of 1 & 2 bedroom apartments to 2 to 5 bedroom houses. All homes are designed in line with the approved Design Code to incorporate the local vernacular and materials. Phase 3 benefits from a network of high quality open spaces and is sited close to the future mixed use Village Centre and new school ensuring a walkable neighbourhood. All the new homes will benefit from the community district heating system (community heat hub) providing heating and hot water.

Sutton Town Centre Transformation Takes a Step Forward Our proposals to transform the St Nicholas House site in Sutton Town Centre received Planning Committee ‘resolution to grant permission’ yesterday. GSA’s innovative design responds to the diverse town centre context, including the adjacent Grade II* Listed St Nicholas Church. The scheme comprises 281 mixed-tenure homes and town-centre uses within two linked buildings, both rising to 11 and 19 storeys. Recognised as being of ‘exceptional’ design quality by LB Sutton planners, the scheme sets a high benchmark for future town-centre development. Working with our client JRL Group and the wider team, we have refined our previously consented scheme into a high-quality Build-to-Rent (BTR) development. Key enhancements include new BTR communal spaces, complementary town-centre uses, and internal modifications to meet the latest Building Safety Act requirements. This approval represents a further endorsement from LB Sutton of the ambition for the site and marks a significant step forward in bringing the vision to life.

We thoroughly enjoyed seeing progress at ‘the Green’ with our client BRiCS Development at the end of last year. It’s a year since we received planning approval for 77 bespoke new homes and work is progressing on site. The Green enjoys a unique tranquil setting in the Oxney Quarter, a village-like enclave located just moments from all the new amenities associated with the Whitehall and Bordon redevelopment. The BOSC pavilion is next to the site and provided inspiration for the designs. The new homes, designed by GSA, look fantastic, and are traditional in design with details like timber porches and gable windows referencing to Hampshire's architectural heritage, adding to its village-like ambience. A wide variety of homes will be provided, ensuring an appealing mix of houses and apartments for people at all stages of life.
