Award winning and experienced build-to-rent developer. Well maintained, high quality homes designed for long-term rent
About us
We are Placefirst. We are an award winning and experienced build-to-rent developer with a growing portfolio of over 1,700 homes throughout the UK. Since our establishment in 2010, we’ve been committed to building and developing aspirational neighbourhoods with high-quality, well-maintained homes built specifically for rent for the local community. We currently have a mixture of refurbished and built neighbourhoods across the UK that are all individual and created with the community in mind. At Placefirst, we design, develop, let and manage the neighbourhoods we create, and we have specialist in-house teams to handle every step of the resident journey. We stay for the long term - after each development is complete, we stay on site to manage our neighbourhoods. We are not scared of challenging sites and we have the expertise to see the projects through. We’re proud to work with a variety of partners across our portfolio, working collaboratively to deliver exceptional neighbourhoods of high-quality homes for rent, that deliver positive social impact. We also have a strong track record of delivering high quality refurbishment, with homes that focus on energy efficiency, quality, and a respectful nod to the past by keeping heritage aspects wherever we can. We provide a comprehensive BTR delivery service including development, construction, resident services, and ongoing estate management.

We sent Kirsty Jolley to be part of Expo Sunderland today which explored the theme of #DeliveringtheFutureCity. The keynote speeches on Housing & Growth highlighted the power of collaboration, and we’re proud to be working with Sunderland City Council and The North East Combined Authority on bringing 165 new homes to Farringdon Row as part of the wider Riverside Sunderland regeneration. A shared vision and a shared commitment.

Real voices, real experiences. Our visitors at Deansgate Gardens in Bolton share their first impressions of stepping into a place that already feels like home. It’s so lovely to see this space come to life, and even more special to hear how it’s connecting with people. A thank you to Louie Lee-Horton for capturing these moments.

Let’s Get Quizzical! On Friday, we stepped away from the day-to-day to share some laughs, enjoy friendly competition, and the chance to connect over a Pub Quiz Team Social. A huge thank you to our Marketing Team for organising the evening – it was the perfect way to bring everyone together. 🌿 We’re delighted to share our work at Deansgate Gardens, Bolton! In collaboration with Placefirst, Levitt Bernstein Architects, and Caddick Construction, the landscape design has been developed to create a series of communal spaces that bring residents together and foster a strong sense of community. The use of high-quality paving materials and carefully detailed seating products helps elevate the outdoor environment, complementing the architectural form and overall quality of the scheme. Tree planting is still to take place in the next planting season., which will further enhance the scheme with greenery, shade, and seasonal interest. Deansgate Gardens is a fantastic example of how thoughtful landscape architecture can enhance urban living, turning shared spaces into places where people can connect and thrive. #LandscapeArchitecture #UrbanDesign #Bolton #Placemaking #Collaboration Levitt Bernstein Caddick Construction Limited #deansgategardens CW Studio Ltd Placefirst Hardscape

A long-held ambition will be realised this weekend by a Newcastle man who had a lower leg amputation, thanks to the support of Lovell and Placefirst. In the Northeast, Lovell is working with Placefirst to bring 146 energy-efficient new homes to #Benwell in Newcastle. But for Lovell, building homes is just the beginning. Driven by the belief that home is the essential foundation for people to live their best life, Lovell is committed to making a lasting positive difference in every #community it serves. That’s why, together with Placefirst, Lovell has supported the local charity Healthworks—most recently through a donation towards a sports wheelchair, enabling Paul Stephens to take part in the #GreatNorthRun. Paul, who had a lower leg amputation following diabetes complications, will now join the Healthworks team in the event, determined to complete as much of the half marathon on foot as possible. Paul said: “Running a half marathon has always been something I wanted to do, but life had other plans. Now, more than ever, I’m ready to take on this challenge—my way.” Our #partnership approach goes beyond construction, supporting grassroots organisations like Healthworks to improve #health, #wellbeing, and life outcomes for local people. This is just one example of how Lovell is committed to local #communities and collaborating to help individuals like Paul achieve their goals. Welsh Streets in Liverpool. The houses were in poor condition and the Council purchased them for demolition (L). After much controversy it was decided to restore them instead (R). The work was delivered by a company called Placefirst. Note (still young) trees on build outs, well maintained facades, greenery worked into the hardscaping. Some plots have been merged to create more generous homes or to allow more green space at the back: note the arched doors turned into arched windows. YIMBYs should not be discomfited: merging plots is right in some housing markets, just as subdividing them is right in others. As in many English neighbourhoods, these houses originally had walled yards linked by a back alley. This worked well in the nineteenth century but is less popular today. The blocks have been restructured with small private yards and larger shared gardens. This seems to me to be interesting model for rehabilitating dilapidated nineteenth-century housing. What do others think? Interested in other case studies and success stories people have encountered.
