Artefact and Chris de Gruben, FRICS recently hosted 20 senior industry leaders to an intimate dinner to discuss how AI is impacting the property sector. We were honoured to be joined by senior executives from SEGRO plc, Persimmon Homes, StudentLiving, Anchor, Savills, Investec and Iceni Projects amongst others. Over delicious food and decent wines we discussed how AI isn't just a future concept in 𝗨𝗞 𝗣𝗿𝗼𝗽𝗲𝗿𝘁𝘆, it's here: fundamentally changing how we build, manage, and invest. From 𝗱𝘂𝗲 𝗱𝗶𝗹𝗶𝗴𝗲𝗻𝗰𝗲 and 𝗹𝗲𝗮𝘀𝗲 𝗮𝗯𝘀𝘁𝗿𝗮𝗰𝘁𝗶𝗼𝗻 being instantly automated, to 𝗽𝗿𝗲𝗱𝗶𝗰𝘁𝗶𝘃𝗲 𝗺𝗮𝗶𝗻𝘁𝗲𝗻𝗮𝗻𝗰𝗲 sensors anticipating failures, AI is already in the daily operations of property firms. It's crunching economic and satellite data for 𝗺𝗮𝗿𝗸𝗲𝘁 𝗶𝗻𝘁𝗲𝗹𝗹𝗶𝗴𝗲𝗻𝗰𝗲, optimising 𝗹𝗮𝗻𝗱𝗯𝗮𝗻𝗸𝘀, and even enhancing 𝘁𝗲𝗻𝗮𝗻𝘁 𝗲𝗻𝗴𝗮𝗴𝗲𝗺𝗲𝗻𝘁 with 24/7 chatbots. The 𝗼𝗽𝗽𝗼𝗿𝘁𝘂𝗻𝗶𝘁𝗶𝗲𝘀 emerging now are enormous:  1. 𝗦𝘂𝘀𝘁𝗮𝗶𝗻𝗮𝗯𝗶𝗹𝗶𝘁𝘆: AI is proving to be a game-changer for cutting carbon footprints in buildings.  2. 𝗜𝗻𝘃𝗲𝘀𝘁𝗺𝗲𝗻𝘁: Algorithms are uncovering undervalued properties and hidden risks that human eyes might miss.  3. 𝗣𝗿𝗼𝗰𝗲𝘀𝘀 𝗥𝗲𝘃𝗼𝗹𝘂𝘁𝗶𝗼𝗻: Expect massive changes in complex processes like 𝗽𝗹𝗮𝗻𝗻𝗶𝗻𝗴 and 𝗰𝗼𝗻𝘃𝗲𝘆𝗮𝗻𝗰𝗶𝗻𝗴 over the next few years. But it’s not without 𝗰𝗵𝗮𝗹𝗹𝗲𝗻𝗴𝗲𝘀: 𝗱𝗮𝘁𝗮 𝗾𝘂𝗮𝗹𝗶𝘁𝘆 remains a hurdle (too many spreadsheets and PDFs!), and we must guard against 𝗮𝗹𝗴𝗼𝗿𝗶𝘁𝗵𝗺𝗶𝗰 𝗯𝗶𝗮𝘀. 𝗧𝗵𝗲 𝗯𝗼𝘁𝘁𝗼𝗺 𝗹𝗶𝗻𝗲? While 𝗗𝗶𝗴𝗶𝘁𝗮𝗹 𝗧𝘄𝗶𝗻𝘀 and 𝗔𝘂𝘁𝗼𝗻𝗼𝗺𝗼𝘂𝘀 𝗔𝘀𝘀𝗲𝘁𝘀 are on the horizon, AI won't replace the core human element. Property is intrinsically irrational. The real future belongs to the 𝗵𝘆𝗯𝗿𝗶𝗱 𝘁𝗮𝗹𝗲𝗻𝘁—those who speak both the language of 𝗽𝗿𝗼𝗽𝗲𝗿𝘁𝘆 and the language of 𝗔𝗜. 𝘐𝘴 𝘺𝘰𝘶𝘳 𝘧𝘪𝘳𝘮 𝘪𝘯𝘷𝘦𝘴𝘵𝘪𝘯𝘨 𝘪𝘯 𝘵𝘩𝘦 𝘥𝘢𝘵𝘢 𝘧𝘰𝘶𝘯𝘥𝘢𝘵𝘪𝘰𝘯𝘴 𝘢𝘯𝘥 𝘱𝘦𝘰𝘱𝘭𝘦 𝘯𝘦𝘦𝘥𝘦𝘥 𝘵𝘰 𝘭𝘦𝘷𝘦𝘳𝘢𝘨𝘦 𝘵𝘩𝘦 𝘈𝘐 𝘸𝘢𝘷𝘦? #UKProperty #RealEstateTech #PropTech #ArtificialIntelligence #FutureOfWork
