Complex case specialist Market Harborough Building Society has reduced residential larger loan rates by up to 0.60%, for cases between £3m and £5m. The specialist lender’s variable, and two, three and five-year fixed larger loan rates have dropped by the following: Tier one rates: by 0.35% Tier two rates: by 0.60% Tier three rates: by 0.15% Its standard residential rates for cases up to £3m remain unchanged. The Society’s larger loan rates now start from 5.24% fixed and 5.59% variable for tier one cases, with a fixed product fee of £2,495. Our new Mortgage Briefing from Rettie shows some improvement in availability and affordability of lending and highlights political reforms to help first-time buyers. But the market remains challenged and mortgage rates of around 4% look like they will be the norm going forward. The average mortgage cost is, however, back under the average private rent cost. In the Scottish PRS, there is a long-running and acute demand/supply imbalance that has fuelled rents in the last decade. Rent controls will be coming forward in 2027 but they are a crude instrument to deal with this.
