ICG Real Estate (ICGRE) is pleased to have provided debt financing to Legal & General, and co-sponsor, Goldacre, to support the acquisition and delivery of a hyperscale data centre development in the London Borough of Newham. OUT NOW: Knight Frank Land Index & Housebuilder Survey Q2 2025  Responses to our latest Land Index survey of almost 50 volume and SME housebuilders has revealed: - 6,600+ homes stuck in limbo due to Gateway 2  - 50% of developers face 12+ month delays  - Nearly half were blocked by S106 affordable housing obligations and viability issues  - 82% expect housing starts to stay flat or decline in next 3 months    The Government’s building safety rules are inadvertently strangling housing supply. Charlie Hart, Head of Development Land at Knight Frank, said: “Entrepreneurial developers build in our cities, where density and infrastructure constraints require them to be nimble and dynamic, yet over-regulation is stifling delivery.
