These improvements are not uniform and depend on asset type and location. Credit markets can lag behind changes in the broader economy, which can contribute to a mismatch between borrowing demand and available lending supply. This type of market condition can present opportunities for #BusinessRelief (BR) managers to deploy capital in line with their typically, cautious lending policies, in line with estate planning objectives of risk mitigation and capital preservation. BR managers such as ZEPS generally focus on those sectors that can demonstrate a long-term ability to meet their lending criteria. The viability of loans in these areas is supported, in part, by evidence of income at the property level sufficient to service debt obligations, albeit the potential for capital loss remains. Sectors frequently targeted by BR managers include purpose-built student accommodation, residential property for home buyers, and self-storage for renters. These areas are characterised by structural demand drivers. While there is no assurance of continued stability, current conditions indicate a flow of potential transactions. Overall, BR managers rely on prevailing conditions in the credit and real estate markets to identify opportunities that support estate planning goals. Although investment capital remains at risk, observed inefficiencies and sustained demand in certain sectors are providing lending opportunities that meet conservative underwriting standards.
