How much are the fees for hosts?

We offer two pricing models, both based on a commission charged per booking:

Host-Only Fee:
HomeToGo retains a 15% commission (+VAT) on each booking, so reservations are completely free for your guests.

Split Fee:
HomeToGo retains a 3% commission (+VAT) on each booking and also charges your guests a variable fee based on our smart pricing.

To see which model you currently have selected (and/or to change it if needed):

  1. Log in to the hosting platform at my.hometogo.de

  2. Click your name in the top right corner

  3. In the “Pricing Models” section, you’ll find an overview of the available options and your current selection

There are no additional costs for using our platform—no matter how many properties you list.

The verification of my account didn't go through. What should I do?

Successfully completing the verification process is a requirement for publishing your listing and approving payouts.

During setup—which differs depending on whether you have a business or private account—you’ll need to provide certain information and documents for verification purposes.

For private accounts:

  • Personal details

  • Photo ID

  • Bank account details

  • Bank statement

For business accounts:

  • Company details

  • Company document

  • Details of the company representative

  • Photo ID of the company representative

  • Company bank account details

  • Company bank statement

Please note that additional verification may be required at any time. This can happen for various reasons—for example, if your total bookings reach certain thresholds (such as €1,000 or €5,000) or if uploaded documents expire. You’ll be informed of any extra verification requirements by email and through your host account.

Keep in mind that incomplete verification may lead to your account being blocked and your bookings being cancelled.

If a verification attempt fails, you’ll see an error message in your account prompting you to review the information provided and correct any mistakes.

Here’s how to do that:

  1. Log in to your account.

  2. Click Verification failed/required.

  3. Click Check details.

  4. Review the information and read the error message to understand what caused the issue.

When will I receive the payout of my booking?

Once you’ve confirmed a booking, you can see when your payout will be transferred to your bank account on the booking details page.

Here’s how to find this information:

  1. Log in to your account at my.hometogo.de

  2. Click on Bookings in the main menu

  3. Select the relevant booking from the list and click Details

  4. You’ll now be on the booking details page, where you can view all the reservation information

  5. In the Payout Details section (further down the page), you’ll see the net payout amount and the date when HomeToGo will transfer the funds to your bank account

Please note that payouts are always sent after check-in.

What is DAC7 and what are my obligations as a host?

1. About DAC7
DAC7 (EU Directive 2021/514) is legislation implemented by the European Union to improve tax cooperation between EU Member States. Its main purpose is to promote transparency regarding the income of sellers (i.e., hosts) who use online platforms. The legal requirements for DAC7 are defined in each country’s national implementing laws.

As an online platform, we are required to share certain information with the relevant tax authority about our hosts—both private and commercial—who carry out transactions through our platform. The tax authority will then share this information with tax authorities in other EU Member States.

A. What is the scope?
DAC7 requires digital online platforms to report tax information about hosts who earn income from activities such as renting out properties. These obligations apply when either the host is resident in an EU Member State or the income is generated from listings within the EU.

B. How long will the data collected for this purpose be retained?
We will keep the relevant information for as long as necessary to meet our obligations under DAC7 and the respective national implementing laws.

C. Is this a one-time or recurring reporting obligation?
DAC7 establishes an annual, recurring reporting obligation. The information we collect to fulfil our DAC7 obligations will be reported to the relevant tax authority by 31 January of the year following the reporting year. The first report will be submitted by 31 January 2024 for the calendar year 2023.

D. What happens if I don’t provide my information?
If you don’t share the requested information, we’ll send you a reminder. If you still haven’t provided the information within the specified timeframe after a second reminder, we’ll need to freeze payments to you and/or suspend your account until the required details are submitted.

Am I responsible for collecting the tourist tax?

In some regions, local authorities require tourists staying in accommodations to pay a tax commonly known as a tourist tax. The amount and regulations for this tax vary from region to region.

Although guests are responsible for paying the tourist tax, hosts must submit it to the relevant authority. In most cases, payments for taxes or additional services are collected directly from guests upon arrival.

Because these payments are not included in the total price, guests must be informed about any extra costs as early as possible. We therefore recommend mentioning any additional fees in your listing description.
