Private real estate valuations have been under the microscope in recent years, with many questioning whether appraisals have kept pace with higher interest rates. Our latest white paper, Rebalancing the Equation, examines how commercial real estate pricing compares to other major asset classes. While spreads to investment-grade bonds remain tight, valuations look more favorable when measured against high-yield credit and equities, suggesting that pricing in the private market may now be more appropriately aligned in a multi-asset context. The inflation-hedging properties of real estate also warrant tighter than historical spreads to fixed income.
