Before the first home could rise at Mosaic, stormwater challenges had to be addressed. Due to historically low-lying areas and lack of a gravity outfall, our civil engineering team developed both interim and permanent solutions to keep the project moving. A temporary pump system supports the community today until a permanent gravity outfall will connect to the City of Fort Collins’ master-planned system in the future. Working closely with our landscape architecture team, we also integrated low impact design features such as sand filters and a bioswale. Designed to feel natural within the landscape, these elements help filter and manage stormwater, supporting a healthy environment for the 830-home community. Our projects are about more than engineering, they’re about relationships. For more than two decades, Galloway has partnered with Oakwood Homes to help bring Thompson River Ranch to life, a 700-acre master-planned community in Johnstown, Colorado. What began as a civil engineering contract grew to include Galloway’s water resources and survey services, shaped by collaboration, continuity, and shared trust. Along the way, Thompson River Ranch became a reflection of the long-term partnerships that define how we work. With our civil team’s master infrastructure design in place, construction is now underway on one of the area’s largest mixed-use developments.
