Designing a building that spans multiple zoning lots presents both challenges and opportunities. The thoughtful massing at 44-01 Northern Boulevard allowed us to step the building in response to zoning regulations while maintaining a respectful relationship to surrounding neighborhood heights. Hill West–designed Olympia plays a starring role in Spike Lee’s latest film, Highest 2 Lowest. With its sail-inspired silhouette and bold form, Olympia serves as the perfect visual anchor, casting sweeping views of Manhattan and transforming the penthouse into a stage for Lee's latest art. In his interview with Curbed, production designer Mark Friedberg praised Olympia’s rare sense of movement for a New York high-rise: “It’s unusual for a New York high-rise in that it’s not a box. It’s sort of based on a sailboat. It has a sense of movement and it’s kinetic. Hill West is proud to be part of a new residential tower rising in the Financial District. Designed for The Moinian Group and built by AECOM Tishman, the 460-foot tower navigates an incredibly tight site with precision. “The Financial District is famous for office buildings, but in recent years, we started to integrate a lot of residential development within the Financial District.… We try to soften it.
