What's happening with Atlanta’s Medical Office Market? Atlanta has added nearly 3.7M sq ft of medical office space in the last decade — the fastest growth among major U.S. markets. But here’s the real question: are we simply building more space, or are we building better health experiences? What we see emerging: Sustained demand. Vacancy is shrinking and rents are climbing (Lee & Associates - Atlanta, Transwestern, Georgia CEO). The market is strong — but strong demand should push us to design smarter, not just bigger. Adaptive reuse. With so many underused office towers in Downtown and Midtown, Atlanta has a chance to reimagine what these structures can mean for communities (Cove, Urbanize Atlanta). Think outpatient hubs, clinics, or hybrid campuses instead of empty floors. Community connection. Healthcare design can’t be isolated.
