We Help Clients Find Financial Success: Restoring performance and community at Vetra Asheville. When Pegasus resumed management of Vetra Asheville in September 2024, we returned to a property we knew well. From 2021 to 2023, we had successfully repositioned Vetra for one of our top clients, leading to an off-market sale that exceeded expectations. Exactly one year later, the new ownership brought us back. During the interim, the property was distressed with safety incidents making headlines. Occupancy stood at 77 percent, pre-leasing at 75 percent, and delinquency exceeded $100,000. Just one month into transition, Hurricane Helene struck. Despite the challenges, the Pegasus team remained focused on stabilization and rebuilding trust with both residents and ownership. Within seven months, Vetra Asheville transformed. The team executed 258 gross leases, resulting in 177 net leases and 163 move-ins. Occupancy increased to 93 percent, with 94 percent pre-leased and trending toward 96 percent. A total of 103 renewals were signed, achieving 49 percent retention with an average $44 and 3 percent trade-out. The maintenance team completed 143 unit turns and more than 1,300 service requests, all while managing the realities of a 30-year-old asset including burst pipes, HVAC failures, property crime, floods, and fires. Throughout it all, the team never wavered. Vetra Asheville has not only stabilized but is operating 13 percent under budget on expenses. Today, Vetra Asheville stands as a model of resilience and operational excellence.
