Walker & Dunlop EMEA Capital Markets recently closed a landmark transaction, arranging a £140 million loan to refinance Canvas Arthur House, a 770-bed purpose-built student accommodation building in Wembley, London. After the highs of '21-'22 and the lows of '23-'24, 2025 was the first year in a while that started to feel "normal" again. The pent up equity that has been waiting to be deployed found smaller bid/ask spreads and far less rate volatility, which resulted in a significant uptick in multifamily volumes across the board. After neither Fannie Mae Multifamily or Freddie Mac Multifamily were able to meet their lending caps the past four years, both agencies came surging back in 2025 to hit their $73B (each) caps for 2025. Despite rent growth being down from the spikes of '23 and '24, the student housing sector had a huge year of loan activity in 2025 as rent growth moderated to more "normalized" levels of 3-4% for the '25/'26 academic year. Freddie Mac did $2.7B in the student space in '25, their largest volume in over five years and Fannie Mae became more competitive in the sector. 🤝 I'd like to thank all of our clients and agency partners who helped Walker & Dunlop stay so busy throughout the year. I will be curious to hear the sentiment after the National Multifamily Housing Council this week on what everyone sees ahead for '26, but I have a feeling it will look & feel a lot more like 2025 than '23/'24. With the lending caps increased from $73B to $88B for each agency, it will be "game on" for both Fannie and Freddie headed into 2026. 🚀
