Backed by Toyota and Panasonic, Homecorp will deliver a 25-storey residential tower at 24 Monte Carlo Avenue, designed by BDA Architecture to provide attainable housing with a strong connection to the nearby Cascade Gardens. Meanwhile, GCAP Property has gained approval for an 18-level, $100 million ultra-luxury tower at 12-14 Hamilton Avenue, featuring 20 full-floor residences inspired by New York and Art Deco design. Parking garages are a necessary part of multifamily housing, but they don't have to be an eyesore. Too often, these essential structures are left as unscreened concrete boxes, diminishing the appeal of the very communities they serve. This is a missed opportunity. By incorporating facade screen systems, like our FlexFacades systems, we can transform these functional buildings into aesthetically pleasing structures. This approach not only conceals the garage but also provides a canvas for public art. Imagine turning a simple parking facility into a local landmark. A piece of art that connects the building to its neighborhood and adds cultural value. Our Real Estate team has advised CapitalRise on its £5.5 million investment in the restoration of a Grade II listed Georgian townhouse in Marylebone. Under the leadership of partner Ayesha Hasan, the team, including Delver Punia, conducted legal due diligence for the luxury developer. The project involves restoring a property, transforming it from a former HMO into a distinguished single residence. Extreme vertical segmentation Vertical Fragmentation: The central tower is separated into two major, bulbous masses connected by a much narrower, almost translucent core. This division is not just aesthetic; it’s functional, creating a significant, multi-story sky garden or amenity space at the narrow midsection. This break mitigates the feeling of endless verticality common in supertalls and introduces a communal, open-air zone. Urban Master Plan: The tower is the clear unifying element of an entire master-planned campus or district. The surrounding low-rise buildings are arranged in concentric rings and radial paths, all subservient to the central tower's monumental scale and circular base. This layout suggests a strong focus on pedestrian flow and centralized civic identity within the district. Sculptural Identity: The tower’s dramatic, twisting, and hourglass shape is a powerful exercise in architectural expressionism. It ensures the structure is an unmistakable landmark, prioritizing an artistic, dynamic form over simple volumetric efficiency.

Designed by MVE + Partners, Orlo and Alba blend industrial heritage with modern architecture and include extensive amenities, retail space, and a central two-acre park. This transit-oriented project enhances community connectivity and will continue to expand in the coming years. - Orlo offers 318 units with industrial-inspired design and amenities like a pool and co-working space. - Alba features 407 units with contemporary style, retail space, and a community area for the Santa Clara Police Activities League. - The development is part of the larger Highline Transit Village and includes robust pedestrian and transit connections. In the ’90s, Azimut entrusted Gabetti and Isola with a dream: an architecture that integrates with the natural landscape—from the Alps to the sea—and with the industrial and manufacturing environment. Today, with AMDL Circle and Michele De Lucchi, that story opens again. Alongside the renewed original building stands a pavilion: a contemporary gesture that converses with the past and projects it forward.
