Creating access to alternative real estate investments

$200 million development. A beach in the middle of São Paulo city. Perfect waves every 4 seconds. Welcome to real estate's most exciting new asset class. While institutional investors chase distressed multifamily and digital infrastructure, smart money is quietly building inland surf destinations. Here's what they know about the returns: I just got a behind-the-scenes look at São Paulo's Beyond The Club - a $200M surf park rising 50 miles from any ocean. This isn't a novelty. It's the birth of a new real estate asset class. The project is huge: • World's largest wave pool (27,000 square meters) • 62 motors making 30+ different waves • Perfect waves every 4 seconds, 900 surfers daily • Only 3,000 family memberships for sale • Two-time world surf champ Filipe Toledo as partner • Opens early 2025 with plans for $2 billion yearly income KSM Realty teamed up with Latin America's largest bank to fund this project, and they're not alone. The Wave in Bristol, UK, proves this works in cold places too. The surf park in Waco, Texas, stays booked months ahead. Aventuur is bringing parks to major markets across the US. What makes surf parks so hot? 1. The tech works: • Several proven wave systems • Energy-smart systems that run well • Reliable, perfect waves (unlike real oceans) • Costs keep going down • Works in hot and cold places 2. The money works: • People pay a lot for memberships and day passes • Land around the surf park jumps 2- 4X in value • Pulls in hotels, shops, and homes • Makes more money than golf courses • Makes money from more than just surfing 3. The market is real: • First parks get twice as many visitors as planned • Members stay and pay • Top food and shops want in • Not just for hardcore surfers • Big investors are starting to notice The plan is simple: • Buy cheap, well-located inland land • Add wave tech as the main draw • Build hotels, homes, and shops • Sell limited memberships • Make steady money from daily use For smart investors, the chance is clear: • Get in before Wall Street does • Projects on five continents • Double-digit returns • Big growth potential The window to get in early will close as big money enters in the next 2-3 years. That's why surf parks are the focus of our first "Buy Box" newsletter - just for accredited investors looking at new real estate trends. Each issue breaks down one new trend with: • Real numbers from open projects • Talks with the operators • Market trends and deal types • Ways to invest now If you’re an accredited investor and want in on unique real estate deals before they go big, drop a "🌊" below. I'll send you info on surf parks from Brazil to the UK to Florida - including groups that are currently raising today.

There is one place one of these should be and that is Torquay, Australia - when you can train in great conditions when the surf is not on and then go to the real surf when it is is a no brainer to me - plenty of places to put it as there is plenty of land
