General Notes on Preliminaries

A These Preliminaries are applicable to the whole of the Works. If the


Tenderer wishes to price any of the items contained herein then each
such item, clause or sub-clause must be individually priced. The
Tenderer shall not enter any lump sums covering more than one or all
items, clauses or sub-clauses. Where an item, clause or sub-clause of
the Preliminaries has not been priced, it will be deemed that the value
of such item, clause or sub-clause is included in the rates for measured
items elsewhere in the Bills of Quantities

Location of Site

B The Site of the Works is located at the new Twofour540, Park Rotana
Office Building , 2nd Floor, Abu Dhabi

Access of Site

C The Contractor is to make his own arrangements for access to the site
and to the Works both for his own use and for the use of sub-
contractors and suppliers

Limitations of the Site

D The Contractor shall be required to confine his activities within the area
allocated by the Engineer including the storage of materials, the
positioning of offices and all other equipment needed for the execution
of the Contract. A temporary fence shall be erected and maintained
around the boundary of the area and the construction shall be agreed
with the Engineer prior to commencement of the Works. Access gates
shall be provided of similar construction

Occupation of Completed Parts of the Works

E The Contractor shall allow the Employer or any person authorised by


him to occupy and use any part of the Works as soon as in the opinion
of the Engineer such part or parts can be so occupied and used without
impeding the progress or completion of the Works and such occupation
shall not in any way alter the period fixed for completion of the Works or
the liability of the Contractor

Engineer's Progress Meetings

A Regular progress meetings will be held throughout the duration of the


Contract and a principal representative of the Contractor will be
required to attend in addition to senior staff and if requested by the
Engineer representatives of any sub-contractors and principal material
suppliers

Tender Drawings

B The Drawings as enumerated in the list of drawings which form a part of


the Tender Documents are for the Contractor's use in the preparation of
his Tender. These drawings are subject to modifications and additions
all as described in the Conditions of Contract

Water for the Works

C The Contractor shall supply clean water for the works including the
works of sub-contractors and shall supply all temporary plumbing
pipework and storage tanks that my be required pending the laying of
the permanent water main or the availability thereof and shall pay all
fees for connections and all charges for water consumed. In the event
of a piped water supply not being readily available at the Site the
Contractor will be required at his own expense to transport water to the
Site by bowser

Temporary Lighting and Power for the Works

D The Contractor shall supply all light and power required for the Works
including the works of sub-contractors including supplying operating
and maintaining temporary switches, cables and leads that may be
required pending the laying of the permanent cable or the availability
thereof and shall pay all fees for the connections and all charges for the
current consumed. In the event of the electricity supply not being
readily available the Contractor will be required at his own expense to
supply, operate and maintain temporary generators

Site Working Conditions

A Throughout the period of construction of the Works the Contractor shall


maintain the whole area of his operation in a clean, tidy and safe
condition by arranging his material in an orderly manner. All rubbish
waste material debris and the like shall be systematically cleared off the
working area as it accumulates and if not removed directly off the Site
shall be deposited at general collecting points allocated by the Engineer
pending removal from Site

Site Offices for Contractors

B Provide all necessary site huts, canteens, toilets and the like for all site
staff employed by Contractor and as required by sub-contractors and
suppliers to the approval of the Engineer

Site Clearance

C The Contractor shall allow for the removal of all arisings located at the
Site prior to commencement of the Works, during the continuance of
the Works and shall leave the Site clean including the making good of
all disturbed surfaces on completion

Existing Site Services

D The Contractor is responsible for the rerouting, addition and alteration


of the existing Site services to suit the new layout. Allow for all costs
and expenses in association with same

A The Contractor shall allow for obtaining the building permit and for
paying all fees in connection therewith

Progress Photographs

B The Contractor shall allow for the provision of progress photographs as


described for the duration of the Contract

Protection of Existing Surfaces

C The Contractor shall take what ever measures are required to protect
existing surfaces throughout the duration of this Contract making good
all damage occurring as directed by the Engineer

Coordination with other Contractors

D The Contractor shall allow for the completion of these Works in


coordination with other Contractors employed at the Site and take
whatever measures are required so as to complete the Works at the
time given in the Form of Agreement

Prices for Obligations Under the Conditions of Contract

A The Contractor shall set out below and dully describe in the space
provided (inserting the relevant clause number of reference) and price
any work or obligation or anything in the Conditions of Contract or
Specification not included by him in his rates elsewhere and for which
he considers a separate charge is required. The Sums inserted below
shall be considered to be fixed lump sums covering the whole of the
Works and as such will not be subject to adjustment. If the Contractor
does not make allowance in the space provided below then the rates
