According to by-laws elections are to take place annually in December. Up to three of the Officer positions may be
changed each year. There are varying term limits for each Officer. The nomination of new officers was put forward
by Don Barletta and seconded by Jamie Fluke. The 15 proxy votes presented at the meeting resulted in the election
of the new officers. Don thanked Kevin and Anita for their many years of service.
Satellite Dishes:
Don reviewed the FCC document pertaining to satellite dish installations. Highlights shared by Don included that if
an owner has an exclusive use area then he/she can place a dish there. Our only exclusive area is our patio. Even
“bedding areas” in front of the houses are considered common areas. Roofs, exterior walls, walkways are also
common areas. FCC rules don’t cover common areas. Common area installations would have to get association
Board approval. The Board can restrict or approve any installation within the common area. If there is an issue with
an installation, that installation must remain in place until a decision has been made by the FCC (if we took it to that
point).
Discussion:
Don recommends that we keep all satellite dishes up until he speaks to a lawyer to clarify the rules in the FCC
document. Derrick Beckner asked whether we could get a common dish that could service all of the townhouses.
Caroline Towart asked who would pay for that. She recommended that we think about landscaping that might make
the dishes more aesthetically appealing. Derrick recommended that the association come up with some options for
acceptable dish installation and then have a lawyer check them against the existing FCC regulations. Margaret
Beckner also recommended that we come up with options before speaking to a lawyer. Don responded that the FCC
rules are crystal clear so he will talk to a lawyer about what the document says and then we’ll deal with any satellite
dish issues one at a time. Don will contact the lawyer by email and anticipates that he will receive a response within
one week from the lawyer response. A follow-up meeting pertaining to the satellite dish issue will then be scheduled.

Lawn Care:
Don proposed that, since our largest budget allotments each year include lawn care and snow removal, that we add
an assignment position to the association of Lawn Care/Snow Removal Czar. This assignment would deal directly
with the companies we hold contracts with to do our seasonal upkeep and would report to the Board President. Don
nominated both Jamie Fluke and Carolyn Towart for this position. Margaret Beckner seconded the nomination.
There was a unanimous vote of approval. Don will give Jamie and Carolyn all the numbers/contacts and
information. Anita Ditz voiced concern that there are two trees on her townhouse row that are growing over the
sidewalk and need to be trimmed back. She stressed the importance of the company keeping up with the trimming
because the shrubs and trees and can get out of hand quickly.
Additions to common ground/buildings and what need board approval
Anita wanted clarification for the association’s Common Area understanding. Our By-Laws state that nothing can be
added to common areas or the buildings without board approval.
Radon Mitigation Unit
Michelle Blocklin asked about radon mitigation units. She will check into how much it would cost per unit if more
than one unit would install one (about 26 units don’t have one currently). Maybe a company would make a deal if a
certain number of townhouses agree to install them. She volunteered to price shop this service and get back to the
Board at a later date with her findings.
Storage Units behind townhouses
Susan Blauer, 408, (not in attendance) would be interested in installing an outside storage unit (perhaps like the slab
units currently have). Don will get a more concrete description of what she’s interested in. Carolyn brought up that
any storage units installed should have some conformity to them. Once Susan is more specific we will add to a
future agenda and discuss further.
Rental Units
Currently anyone can rent their townhouse. Board will look into ideas for creating specific guidelines regarding
townhouse rentals. Currently 6 of the 32 units are rentals. Ideas include: You can only sell to a single owner who
intends to own it and reside in it. When you own a unit you can rent it out; however, you may not sell it to someone
who intends to rent it out. Someone needs to draft a By-Law amendment concerning rentals. To amend our By-
Laws a majority of owners have to vote in favor of the amendment. A house in our neighborhood has complained
about one of the rental townhouses because of excess partying and loud obscenities. Don reminds us all that if
anyone hears anyone complaining about a unit to make the board aware of the issue so it can be addressed with the
unit owners.
Dumpster Dumping
If you see anyone driving into our townhouse complex to dump their trash in our dumpsters, feel free to get the
license plate and notify the Board. The Board will follow up on this illegal dumping.
Towing Cars
During our recent driveway re-facing, Don tried to get a car towed since the owner never moved it. The Walk
Towing Company reported that they can not tow any cars in a private driveway unless the association has a
permanent sign posted that warn drivers that their cars can be towed. The Walk Towing Company is willing to post
the sign free of charge if we want it. On occasion, some of the houses on our street are using our parking lot as their
permanent parking spot. Again, please note the vehicle make, model, color, and license plate number and the Board
will follow up.
Townhouse Directory
Some of our residents have stated that they would like to know who their neighbors are. We’d like to create a
directory that would include your names, unit numbers and e-mail addresses. If you would like to be included in this

Mara Ryan would like to gauge interest in a social committee for our association. Please let the Board know if you
would be interested in the existence of such a committee (saying so doesn’t not obligate you to be ON the
committee).
