RENTAL AGREEMENT

This House Rental Agreement is made and executed at Bangalore on this day of
Monday the 04th December, 2017 by and between:

Mr. MANJUNATH REDDY, Aged about 45 Years

Bommasandra Indl. Area P.O., Anekal Taluk
BANGALORE – 560 099.

Hereinafter called the Building/Houses Owner of the One Part AND in favour of:-

Mr. RAMESH. C. R., Aged about 28 years


S/o Sri. Ramashetty
Residing at H.No. 24 in 3rd Floor,
C/o Manjunath Reddy Building, Abhilash Farm
Gollahalli Main Road, Hebbagodi
Bommasandra Indl. Area P.O., Anekal Taluk,

Hereinafter called the Tenant of the Other Part Witnesseth as follows:-

The term First Party and Second Party shall mean and include their respective
heirs, executors, administrators, legal representatives and assigns.

Whereas the First Party is absolute Owner of the House given below in the
schedule and Tenant is also agreed to take on rental basis for residential purpose
under the following terms and conditions.

1) This House Rental Agreement is for the period of 11 (ELEVEN) Months only
with effect from 04/12/2017. This can be extended or renewed for further period
mutually.

2) The Rent is at Rs. 5,700/- (Rupees Five thousand seven hundred only) per
month, which shall be paid by the Tenant within the 10 th of every subsequent
month without fail.

3) The Tenant has paid a sum of Rs.15,000/- (Rupees Fifteen thousand only) to
the Building/House Owner by cash towards Security Deposit. And this amount
shall not carry any interest and shall be returnable to the Tenant at the time of
vacating the said portion of the House.

4) The Tenant shall keep the house premises always clean and tenantable
condition, without any damages or breakages. The Tenant shall use the
schedule House for residential purpose only.

5) Whereas the Tenant shall agrees to deliver the schedule House now the said
House as it is same conditions.

6) The Tenant shall not let, sub-let or lease-out the House to any body without
consulting the Building/House Owner.

7) The Tenant shall pay the Electricity consumption charges as per the bills
receiving from concerned department regularly without fail and keep the line
intact.

8) Both the parties (Owner/Tenant) can terminate this agreement by giving 01


(ONE) month’s notice in advance.

SCHEDULE: The Schedule House No. 24 C/o Manjunath Reddy Building in 3 rd


Floor, Abhilash Farm, Gollahalli Main Road, Hebbagodi, Bommasandra Indl. Area
P.O., Anekal Taluk, Bangalore – 560 099. House is consisting of Hall, Double
Bed Rooms, Kitchen, Attached Bath Room, Water & Electricity facilities with
R.C.C. Roofing.

In Witness whereof, both the parties have carefully read and understood the
terms and conditions in this agreement, hereunder affixed their signatures in
confirmation of their acceptance in the presence of the following witnesses.

Anekal Taluk, Bangalore – 560 099, Mobile No. 9980466488.

Hereinafter called the Lessee of the Other Part Witnessed as follows:

Whereas the Lessor is the absolute Building/House Owner of the given below
schedule House, the Lessee approached with the Lessor to take the House on
Lease basis under the following terms and conditions:-

1) The House Lease Agreement is for the period of 03 Years (Three Years) only
with effect from 10/01/2018 to 09/01/2021. If Building/House Owner is not
refunded the Lease amount at the end of 03 years, the same Agreement can be
renewed or extended for further period mutually by both the parties.

2) Both the Parties have agreed to give and take total Lease amount of
Rupees 5,00,000/- (Rupees Five Lakhs only).

And the Building/House Owner has received the Lease amount of Rs. 5,00,000/-
(Rupees Five Lakhs only) by way of following Cash & through Bank Payment -
NEFT from Lessee in the presence of following witnesses and acknowledges
receipt of the same.

3) The Building/House Owner shall return the above Lease Amount of Rs.
5,00,000/- (Rupees Five Lakhs only) in One Lumpsum to the Lessee/ Nominee
at the time of vacating the schedule House. This Lease amount for shall not
carry any interest and the Lessee shall not pay any rent to the House Owner
during the Lease period.

4) The Lessee shall pay the Water & Electricity consumption charges as per
bills receiving from concerned Authority/ Department regularly without fail and
keep the line intact.

5) The Building/House Owner is at liberty to pay the Property Tax to the


concerned Authority for the schedule Leased House at his own cost during the
Lease period.

6) The Lessee shall maintain the schedule House premises in a clean and tidy
always without any repairs/alterations, damages of Doors, Window’s Glasses,
Water & Electrical fittings & etc., .

7) The Lessee shall pay the painting charges (One month Rent amount) to the
Building/House Owner at the time of vacating the schedule House .
8) The Lessee shall not let, sub-let, under-let or lease-out the schedule House
to any body and he has to use for residential purpose only and not for any other
purpose.

9) Whereas the House Owner/Lessor is at full liberty to inspect the schedule


Leased House at any reasonable hours with prior intimation to the Lessee.

10) Both the Parties (Lessor/Lessee) can terminate this House Lease
agreement by giving TWO (02) months notice in advance.

SCHEDULE: The Schedule Leased House is situated at Site/Sy. No. 7/3, Door
No. A-26 in 3rd Floor with R.C.C. Roofing, (East Face Door), M. Ashwathnarayana
Building, Behind Macho Gym Building Bhavani Road, Hebbagodi, Bommasandra
Indl. Area Post, Anekal Taluk, Bangalore – 560 099. House is consisting of Hall,
Bed Room, Kitchen, Attached Bath Room, Water, Electricity facilities.
