This document provides definitions and explanations of key terms related to development controls and building regulations under NBCP (Rule 7 & 8) in the Philippines. It defines acronyms and outlines methods for calculating allowable building footprint, gross floor area, total gross floor area, building height limits, and other metrics based on factors like floor area ratio, total lot area, and setback requirements. A total of 36 terms are defined in the flashcard set.

AMBF It is the Allowable Maximum Building
Footprint.
Allowable Maximum It is the resultant area established at
Building Footprint grade level upon which the proposed building or structure may be erected.
BHL It is the Building Height Limit.
Building Height Limit It is the maximum height to be
allowed for a building or structure based on their proposed use or occupancy.
FLAR It is the Floor to Lot Area Ratio.
Floor to Lot Area A development contol that limits the
Ratio designated right over the Gross Floor Area that can be lawfully generated or developed for a given Total Lot Area. Same as FAR (Floor Area Ratio). GFA It is the Gross Floor Area.
Gross Floor Area The total floor space within the
perimeter of the permanent external building walls (inclusive of the main and auxiliary buildings) such as office areas, residential areas, corridors, lobbies, and mezzanine levels.
DC Stands for Development Controls.
Development The body of State and Local laws and
Controls the pertinent executive issuances that altogether limit the building bulk for any building or structure on a given project site.
Development The physical properties of a lot or
Potential property or building or structure allowing the same to fully evolve into a viable facility or setting for human habitation and related activities, as generally determined by the terative interaction of applicable Development Controls. FDP Stands for Full Development Potential.
Full Development The physical property of a lot or
Potential property allowing the same to host a fully evolved building or structure at minimum permitted development, and that is intended to act as viable facilty or setting for human habitation and related activities, as specially determined by the iterative interactive application of Development controls on the Total Lot Area.
TGFA Stands for Total Gross Floor Area.
Total Gross Floor The total floor space within a building
Area (inclusive of extensions or additions to such a building or enclosed area) and its auxiliary buildings.
TLA Stands for the Total Lot Area.
Total Lot Area The total surface area of a lot or porperty as generally determined by the lengths of its frontage, sides and rear, with the area measurment taken a common right angle and not parallel to the surface of the lot or property, particularly if the same is sloping.
