7. TRACING OF TITLE :

The applicant Jampana Rama got the above mentioned site i.e. 314 ½ sq yards of site from her father
Alluri Chitti Bangarraju under a Regd. Settlement Deed dt. 22.12.2005 (Doc.No.7558/2005). It is recited
in the said settlement deed that the applicant was put in possession of the said site to enjoy the same
with absolute rights. The applicant’s father Alluri Chitti Bangarraju and Uddrraju Venkataraju jointly
purchased the said site and some other site totaling 761 1/3 sq yards from Vegesina Lakshmi Narasayya
and her sons Krishnam Raju, Raja Babu alias Rama Raju, Raghava Raju, Gandhi Raju, being minor by
guardian and mother Lakshmi Narasayya, Vegesina Satyanarayanaraju, being minor by guardian and
father Krishnam Raju, Vegesina Venkatramaraju, Bhupathiraju Anasuya, Dandu Kamalamma, Namburi
Butchayya and Namburi Venkatrama Raju (guarantor) under a Regd. Sale Deed dt.02.09.1973. the
applicant and the said Uddaraju Venkatraju entered into an agreement (partition list) dt.12.09.1973 that
after demolishing the titled house in the said site the applicant has to take the eastern half and Uddraju
Venkatraju has to take western half. The said Alluri Chitti Bangarraju, who got the eastern half of the said
site in a partition with U. Venkatraju formed a road on the sourthern sided of his site and settled the
above mentioned site in favour of his daughter Jampana Rama (the applicant).

The applicant applied to Narasimhapuram Grama Panchayat to grant permission for the construction of
building with ground and first floors in the above site. The Narasimhapuram Gram Panchayat approved
the plan submitted by the applicant and accorded permission to her to construct the said building in its
proceedings in M.L.R.No. dt.05.12.2005.

8 Whether title is clear and property is free from : The applicant is having a clear, valid and
any encumbrance marketable title for the above site. There are
no prior encumbrances on the said site as per
the entries in the encumbrance certificate and
personal inspection made in sub-registrar’s
office , bhimavaram. The Registrar’s
Encumbrance certificate on the above property
from 01.01.1983 to 02.02.2006 is obtained. The
entry 1 dt.22.12.2005 relates to the settlement
deed in favour of the applicant. There are no
prior encumbrances or mortgages on the above
said property.
9 Whether title to properties is clear, unambiguous, : The applicant got clear, unambiguous,
marketable & property is saleable. marketable title to the above said site property
and the applicant got sealable interest in the
said property.

10 Whether there is any Bar/restriction for creation : There is no Bar or Restriction for creation of
of equitable mortgage under any act, state law or equitable mortgage on the above property

of her title deed i.e. original of the Regd.
Settlement Deed , dt.22.12.2005

dt.12.09.1973 with the bank. The other
documents may also be lodged in the bank.
