SPECIAL POWER OF ATTORNEY

KNOW ALL MEN BY THESE PRESENTS:

We, JAMES J. GREGORIO AND MELANIE C. GREGORIO, married, of legal age, Filipino and a resident
of ____________________________________________________, do hereby appoint, name and
constitute RAULITO B. CAUYAN, also of legal age, Filipino, and a resident of Block 10, Lot 14, Bukidnon
St., Phase 5, San Francisco, Biñan City, Laguna, Philippines, to be my true and lawful Attorney-in-Fact for
me and in my name, place and stead and to perform the following acts to wit:

1. To act as my representative/Atty.-in-fact to sell, enter into a contract to sell to contract of sale


covering my share and interest over a parcel of land covered by Transfer Certificate of Title No.
T-628736 of the Registry of Deeds for the Province of Laguna, situated in Block 9, Lot 14, Tierra
El Sol Subd., Brgy. Bigaa, Cabuyao City, Laguna containing an area of 194 SQ. METERS;

2. To receive payment of the abovementioned sale and issued receipt of payment;

3. To transact all undertakings under my name and all legal matters affecting to the sale of my
above-mentioned property and to receive and claim payments and all documents pertaining to
the sale of above-stated properties and issue an acknowledgement receipt;

4. To make sign for in my name/behalf, to do such acts and things requisite and necessary to fully
accomplish the above-power granted and authority.

HEREBY GIVING AND GRANTING unto my said Attorney-in-Fact full power and authority to do
and perform all and every act requisite or necessary to carry into effect the foregoing authority, as fully
to all intents and purposes as I might or could lawfully do if personally present, with full power of
substitution and revocation, and hereby ratifying and confirming all that any of my said attorney-in-fact
or his substitutes shall lawfully do or cause to be done by virtue hereof.
