ABSTRACT
The Student Industrial Work Experience Scheme (SIWES) is an exercise that is
formulated by Industrial Training Fund (ITF) to train and aid student of Nigeria
Higher Institution in order to gain one experience or the other in their course of
studies in order for them to be able to practice what they have been taught in the
theoretical classes within a stipulated period of time in fulfilling the requirement
of the National Diploma (ND) Award in their respective area attachments. One
of the challenges faced by students that are attached to areas not related to their
discipline during the programme. Government should try and encourage
students by providing them some basic necessities such as some token fee for
transportation and incentives during and after the exercised.

CHAPTER ONE
1.0 INTRODUCTION OF SIWES
The Student Industrial Work Experience Scheme (SIWES) was established by the
Industrial Trust Fund in 1973, to solve the problem of lack of adequate practical skill
preparing for employment in industries by Nigerian graduates of Tertiary Institution.
The scheme exposes students to industrial skill necessary for a smooth transition from
the opportunity of being familiarized and exposed to the needed experience in
handling machinery and equipment, which might not be available in the educational
institutions.
Participating of SIWES has become a necessary per-condition for the Award of
Certificate in specific discipline in most institution of Higher Learning in accordance
with the Education Policy of the Government.
This report was based on the relevance and importance of Student Industrial Work
Experience Scheme (SIWES) program with the aids of Industrial Trust Fund (ITF).
The task of education, our scientific, engineers and techniques does not only lay hands
on classroom learning, but also industrial based.
1.1 AIM AND OBJECTIVES OF THE SCHEME
The theory and practical skill are necessary for the technological development of
industrial work, so if we agree with this fact therefore, it means that SWIES program
is important as the classroom instruction will be relieved.
SOME OF THE OBJECTIVES OF SIWES ARE LISTED BELOW:
It provides opportunity for students to apply for his or her knowledge in real
work situation.
It makes transaction from school to world easier.
It expose student to his/her course of study industrial practice for adequate
acquisition of vital experience.
To train students to be punctual and efficient in their daily endeavor.
To train students for specific job and vocational work.
THE TRAINING LOGBOOK
The logbook is to assist student to keep an accurate record of the training and it show
the department and section in which the student has worked and the period of times
spent in each department or section. The students must record the activities of each
working day clearly with sketches and diagram where necessary.
Student must submit the logbook to their industry based supervisor at the end of every
month throughout the period of the SWIES program. The academic staff of your
institution will check the logbook during their visit to ensure that proper training is
being received by the student and record their comments.

The objective of Industrial Training cannot be over emphasized, it enable students of
various Higher Institutions in Nigeria, particularly in Science Department to acquire a
good knowledge in all their field of study among the benefit of Industrial attachment to
Technical ship Education in General and to the students of under-going in particular.
This includes the following benefits:
Students are able to see all they have been taught in class.
SIWES Programme exposes to interpersonal relationship in companies and
offices both government and private set-up.
Student should know how economy the life is to make their lives through the
economy.
Students are able to acquire more knowledge of other occupation which is
different from their field of study.
It gives students the opportunity to know how to plan and execute various
techniques relating to their field of studies.
1.2 HISTORY JAIYEOLA ADEYANJU GROUP PRACTICE
The Estate firm is located at 65, Oyemekun road, Akure Ondo State and it was
established in the year 1989.
The firm consist of 15 staffs whereby 5 are professionals while the remaining 10 staffs
are unprofessional.

2.0 SECTIONAL ACTIVITIES AND WORK DONE
During my Students Industrial Work attachment at Jaiyeola Adeyanju Group
Practice, I was able to learn in the following department
PROPERTY MANAGEMENT.
Property management is the controlling, ordering, planning directing and
supervising the interest in land and landed property with the aim of securing
optimum return.
Property management involves the management of people in connection with the
property in question. For there to efficient management, attention must be given to
the proper choice of clients, tenants, and staffs. The caliber of these people will
determine whether the management exercise will be successful or not. For instance,
a gullible tenant who cares about the future of a property would pose problem on
maintenance, repair work and payment of debts bills and fees.
The basic objectives of property management is to ensure that the property
achieves physical, economic and functional efficiencies through.
i. Ensuring that the lease is received at appropriate periods and at rent due
consideration.
ii. Ensuring that the landlord’s fixtures and fittings are in good state of repair.
iii. Ensuring that the tenant covenants are strict to the tenant and of course
observing landlord’s covenant on his behalf
iv. Receiving complaints from the tenants and taking immediate steps and
ensure that genuine complaints are attended to
v. Keep complete and accurate records of all transactions regarding property.
vi. Acting on behalf of the landlord in all matters that relates the property.
EXPERIENCE GAIN AT PROPERTY MANAGEMENT DEPARTMENT
DEMAND LETTER OR RENEWAL LETTER
This letter is written to notify the tenants of the rent due to pay and rent increments. It
is done six months before the expiration of the lease and whether the tenant will renew
his lease or tenancy.
RENT COLLECTION
This is collection of rent from the tenants on the properties we manage when they are
due. The demand notice will be served earlier before the date of commencement of
rent collection and our rents are not allowed going into arrears instead we collect in
advance.
NOTICE TO QUIT
At the expiration of the rent if the tenants refuses to pay, he will be served a notice to
quit for 6 months or 3 months after that he does not reply 7 days notice will be served
which is owners intention to recover possession.
RENEWAL OF TENANCY AGREEMENT
After the renewal of lease for each term, tenancy agreement will be prepared for that
term that shows the commencement and expiry of the lease.
LETTER OF INSPECTION
This letter is written by the managing agent to remind the tenant of the date of routine
inspection which his presence is needed.
ROUTINE INSPECTION
This is carried out quarterly to ensure that the landlord fixtures and fitting are in good
state and also, to ensure that the tenant is keeping to his obligation os sanitizing the
environment and good maintenance of the property to enable it command the required
rent in the open market.
OBSERVATION LETTER
After the inspection, the property manager write to the landlord telling him the state of
the property. Repairs that re suppose to be tenants obligations are made known to him
while repairs that are supposed to be landlord’s obligation are communicated to the
landlord.
PROBLEMS ASSOCIATED WITH PROPERTY MANAGEMENT
1. Inability of some tenants to pay up house rent as at when due
2. Refusal of some landlord to release money for property maintenance
3. Negligence or carelessness in professional property manager.
ESTATE AGENCY DEPARTMENT.
Agency department is the back bone of estate management practice. The department
makes the company known because they market and advertise for the company.
EXPERIENCE GAINED AT THE ESTATE AGENCY DEPARTMENT.
PROPERTY SOURCING
Property sourcing is searching for vacant property for sale, lease or letting. We go to
streets, layouts and neighbourhood to source for properties. The first step in property
sourcing is to identify the empty or lettable property, then find out the engineer if the
property is under construction, security man or the landlord, introduce your self and
your company, then find the property owner or his contact, and know the type of
building if it is commercial or residential. Then it has to be followed up until the
property is acquired.
OFFER LETTERS
Offer letter is a letter of contract that is written to a client after inspecting a property of
his choice with the agency surveyor. This letter contains address of the property, remt
passing on the property, agency and legal fees. This letter shows that a contract is
binding on the agency surveyor and his client.
MARKETING
To market properties, different mediums are used to advertise the properties examples
are letting boards, internet, creating letting bulletin, newspaper, disseminating
information to other Estate firm and most of the time property owners call on our
company to come and market their properties for them and also some clients come and
ask us if we have the type of property they want.
INSPECTION
This is taking a prospective tenant to the site to see properties to know whether they
suit his desire.
Inventory
This is recording all the landlord fixtures and fitting in the house and their condition
the purpose is to enable the surveyor and the tenant to be aware so that while the
tenant is leaving at the expiration of his tenancy he has to restore the property to its
original condition.
PROBLEM ENCOUNTERED
The problems I experienced in the department of agency were as follows
Some landlords do not like giving their properties to Estate Surveyors. They said that
they make money without contributing anything. They call us percentagers and
commissioner so this poses a problem.
VALUATION DEPARTMENT
Valuation is a process of determining the monetary worth of a property. It is an
estimate of future benefit to be enjoyed from the ownership of a freehold or leasehold
interest in a property.
The main motive of valuation is to determine the worth of a property. To do this, the
valuers must know the types of property and purpose of valuation, this will determine
the valuation parameter to be used e.g. while valuing vacant land for sale/purchase
purpose the best approach should be comparative method and, while valuing land and
building for mortgage purpose, cost of replacement method is the best approach.
The first step in property valuation is to receive instruction from the client. This
instruction serve as a guide and contains.
1. Purpose of valuation
2. No. of properties to be valued
3. Expected time of completion and submission of report
4. Presentation of title documents
5. Location of subject property.
PROBLEMS ENCOUNTERED DURING VALUATION
Most property owners do not agree on the values they are given. Some will say that
their property was under valued. This is mainly on mortgaged properties.
CHAPTER THREE
1.0 DEFINITION OF TERMS
LAND: In the business sense, can refer to real estate or property, minus buildings, and
equipment, which is designated by fixed spatial boundaries.
RENT: Rent is a periodic payment from a tenant to a landlord for the use of a
property.
TAX: a tax is a compulsory financial charge or a some other type of levy imposed on a
taxpayer.
LAND ALLOCATION: land allocation of state owned land for a certain purpose
LAND TENURE: This system can be define as the right and institution that governs
access to the use of land.
LAND ACQUISITION: The process of acquiring land for real estate purpose.
VALUATION: The estimate of the monetary worth of a property.

4.7 SUMMARY, RECOMMENDATION AND CONCLUSION
4.8 SUMMARY
The SIWES has provided a training ground where skill relating to how information
can be processed, manage, preserved, retrieved and documented. This has gone a long
way in equipping one in merging what has been learned in the lecture room to what
was actually learnt on the field.
4.9 RECOMMENDATION
Cooperation between Educators and Practitioners is mandatory for proper supervision
of SWIES participant. In addition the two must collaborate in curriculum development
and revision to ensure a curriculum that satisfied job markets.
ICT’s development have put more pressure on the SIWES program to help students to
develop new skills, students should be aware of what the society holds for them and
adapt accordingly.
Government and Employers of labour should encourage student on SIWES by paying
sustenance allowance to them.
Finally, lecturers from the polytechnic should pay a schedule visits to the industrial to
supervise the Students Work
5.0 CONCLUSION
The Student Industrial Work Experience Scheme (SIWES) is a skill training program
designed to exposed and prepare students in the Institution of Higher Learning for the
industrial work situation they are likely to meet after graduation.
However, the situation described above represent the idea, but sometimes these are
achieved, as there are many problems militating against the success or it attainment.
One major problem is that sometimes, we student do not get placement for the four
months of attachment the situation become so hard that some student got to work
without payment, just to gain the experience.
Invariably, job may be done half-heartedly because lack of financial support, even for
such basic needs as the transportation to and fro for the work. In some cases, students
are placed in job places and environment not related to their training, just to satisfy the
compulsory for the scheme.
