PARKING SPACE RENTAL AGREEMENT
This Parking Space Rental Agreement is made and executed at New Delhi
on this 8 day of August, 2022 between-
Mrs. Anuradha Kasiviswanathan, D/o _____________, R/o F-202, The
Hyde Park, Sector 78, Noida, Uttar Pradesh- 201305, hereinafter referred
to as “THE LESSOR” which expression shall unless repugnant to the
context include, the said Lessor, his heirs, successors, executors,
administrators, legal representatives, nominee(s) and assignees of the One
Part.
AND
Ms. Saumya Mishra, D/o Mr. Rajnikant Mishra, R/o H-1903, The Hyde
Park, Sector 78, Noida, Uttar Pradesh- 201305, hereinafter referred to as
the “THE LESSEE” which expression shall unless repugnant to the context
include, the said Lessee, his heirs, successors, executors, administrators,
legal representatives, nominee(s) and assignees of the Other Part.
Whereas First Party is the Lessor and in physical possession of Car Parking
Slot No. – 302, The Hyde Park, Sector 78, Noida, Uttar Pradesh- 201305,
having unrestricted and unfettered rights to let out the property.
Whereas the Lessor has agreed to let out the property- Car Parking Slot
No. – 302, The Hyde Park, Sector 78, Noida, Uttar Pradesh-
201305, (hereinafter called “the said premises”) along with the fittings and
fixtures therein (as per Annexure A attached), and the Lessee has agreed
to take the same on the following agreed terms and conditions.

NOW THIS PARKING SPACE RENTAL AGREEMENT
WITNESSETH AS UNDER: -
1. That the Lessee has agreed to pay to the Lessor a sum of Rs. 1,000/-
(Rupees One Thousand only) as rent charges per month, always
payable in advance, on or before 1st day of each English calendar
month.
2. That the term of this Rent Agreement shall begin on the 8 th day of
August, 2022 and continue on a month-to-month basis.
3. Termination may be made by either party with at least 1 month’s
written notice. All notices shall be sent to the abovementioned
parties’ information
4. That the said premises herein shall be used for parking purpose only.
5. That the Lessee shall not sublet, assign the whole or any part of the
said premises to anyone else in any case under any circumstances.
6. That the Lessee shall pay electricity and other utility charges in
respect of the said premises in addition to the monthly rent.
7. Not withstanding anything herein above contained, if the Lessee
sublets, assigns or parts with possession of the whole or any part of
the said premises and/or fails or neglects to pay the dues under this
agreement, the Lessor will be entitled to terminate this agreement by
giving one month notice in writing to the Lessee. Upon such
termination of the agreement, the Lessor will be entitled to recover
the possession of the said rented premises from the Lessee on the
expiry of the said period of one month.

8. That the Lessee shall not carry out any structural additions or
alterations of permanent nature in the said premises without prior
written consent of the Lessor during the course of this Agreement.
9. That the Lessee shall be responsible to attend all the minor day to
day repairs such as fuses of bulbs and tubes, etc. at his/her own cost,
but the significant repair works which are necessary to keep the
premises in a usable condition shall be attended to by the Lessor at
the Lessor’s cost. The Lessee is under an obligation to report any
damage to the property to the Lessor within a week of the occurrence
of the said damage.
10. That the Lessee shall not store any inflammable material or explosive
in the said premises, or do or omit to do any act which causes
nuisance or annoyance to the Lessor or other occupants of the said
building, or to prejudice the rights of the Lessor of the said property,
and/or violate any of the applicable rules and laws of civil authority,
including laws framed for protection from fire.
11. That the Lessor shall not be responsible for the theft, fire, loss,
damage or destruction in the property due to the negligence of the
Lessee or any reason thereof.
12. That the Lessee shall not do or cause to be done any act or activities
of illegal or unsocial nature in the said premises and also shall not
create any nuisance to the neighborhood in any manner whatsoever.
13. That the Lessee shall abide by all the laws, byelaws, statutory rules
and regulations of local bodies, civil and other concerned authorities
in respect of the said premises.
14. That the Lessee shall permit the Lessor or his/her authorized agent
or representatives to enter into the said Lesseeed premises for
inspection/ general checking or to carry out the repair work, at any

reasonable time when deemed necessary by the Lessor, provided that
the Lessor shall provide prior written/oral notice of at least twenty-
four hours to the Lessee.
15. That if the Lessor wants to sell the said premises to anyone or if he
requires the same for his own use, then the Lessee has agreed to
vacate the rented premises within one month of receiving the notice
from the Lessor.
16. Upon the termination of this Agreement, the Lessee as well as all
occupants residing in the Premises, shall immediately cease to use
the Premises and give the peaceful, vacant, physical possession of the
entire Premises in the same good condition (together with the fittings
and fixtures therein as per Annexure A attached) as the said
premises was on the date of commencement of this Parking Space
Rental Agreement, subject to normal wear and tear. The Lessor takes
no responsibility for any possessions/ objects/ articles that the
Lessee may leave behind in the Premises after vacation thereof. The
Lessee shall also immediately handover the keys to the Premises
along with any duplicates thereof to the Lessor after vacating the
Premises.
17. This Rent Agreement can be renewed with the mutual consent of
both the parties. Otherwise, this rent agreement will automatically
stand terminated/ cancelled.
18. That if the Lessee fails to regularly pay the monthly rent, as hereby
agreed upon, the Lessee shall pay a penalty of Rs. 100/- (Rupees
One hundred only) per day in addition to the monthly rent till the
agreed upon rent is tendered or the Lessor shall forthwith terminate
the rent agreement at the end of the month, either of which will be at
sole discretion of the Lessor.

19. That in the event of violation of any terms and conditions of this
agreement either by the Lessee or any other occupant of the
premises, the Lessor shall have the right to terminate the lease of the
Lessee forthwith as per law.
20. That the original copy of this rent agreement shall remain in
possession of the Lessor and a copy of the same shall be handed over
to the Lessee.
21. That it is mutually agreed between the parties, that the Delhi Courts
shall have exclusive jurisdiction to entertain any dispute arising out
of or in any way touching or concerning this Agreement.
