WITNESSES AS FOLLOWS:

WHEREAS I am planning to Purchase immovable properties in and around


Bangalore and as I am currently at………………………., consequently it would be
difficult for me to attend to the formalities of purchasing the properties in my name
by attending the jurisdictional Sub-Registrar’s Office, hence I am herewith
appointing my Father/Mother/Brother/Wife/Husband/Sister/Son Mr. Y…., for the
purposes of acquiring the properties in my name/s and to manage and maintain the
same in terms hereof:

NOW KNOW ALL MEN BY THESE PRESENTS THAT, I X….. above named,
do hereby nominate, constitute and appoint my

Father/Mother/Brother/Wife/Husband/Sister/Son Mr. Y….. of the
following acts, deeds and things:

(a) To appear for and represent me before any Government, Statutory, Local,
Revenue, Tax and other Authorities as also Courts and Tribunals in regard
purchase of properties in my name in India;

(b) To submit applications, Affidavits, statements, Returns to the Governments of


Karnataka and/or any statutory Authorities, to obtain necessary Clearances,
Exemptions, Sanctions and Permissions required;

(c) To acquire immovable properties, lands, agricultural lands, converted lands, sites,
apartments, house buildings in my name as my attorney deems fit by entering into
agreement of sale and sale deed and to pay advance sale consideration and full
and final sale consideration and to present the document in the Office of the
jurisdictional Sub-Registrar for registration and to admit execution by filing,
executing/signing all forms, applications, affidavits etc., and to collect the original
sale deed/s from the Sub-Registrar’s Office.

(d) To amalgamate the Schedule Property with any adjacent Properties by entering
into Amalgamation deed/Affidavit.

(e) To develop all/any of my properties or to enter to the Joint development


agreement and General power of attorney with any intended Builder and for that
purpose to apply for and obtain the required Commencement Certificate,
Completion/Occupancy Certificates and other permissions, required for
construction/development, completion and occupation of Building/s in any of my
Property/ies and to let out the same for rent or lease from time to time at a price
as my attorney deems fit and to register any lease agreement if required before the
jurisdictional Sub-Registrar and to collect rent/s, security deposit/s from the
tenants/lessees, to issue valid receipt/s on my behalf and to terminate the
rental/lease agreement depending upon the circumstances etc., Also registration
of Partition deed, Sharing Agreement, Supplemental agreement and any other
deeds and rectification of Sale Deed, Joint Development Agreement, Partition

deed, Sharing Agreement, Supplemental agreement and any other
deeds/agreements on my behalf along with co-Owners, if any, jointly.

(f) To pay all rates/taxes/cesses in regard to my Property/ies as also the charges for
electricity/water consumed and pay all deposits/charges/fees/contributions and
other levies required for obtaining Licences/Sanctions/Clearance/Permissions and
to obtain receipts thereof;

(g) To apply for and obtain necessary clearances, permissions, consents required for
development of my Property/ies.

(h) To get the land converted from agricultural to non-agricultural purpose and for
change of land use and for that purpose to represent my interest before all statutory
authorities, including BDA, Deputy Commissioner, Assistant Commissioner etc.,
to put up construction over the Property/ies belonging to me or to be acquired in
my name and to represent me before the Government of Karnataka for obtaining
permission under the provisions of P.T.C.L Act, if required and to comply with
the requirements.

(i) To apply for and obtain from the Bangalore City Corporation and other concerned
Govt. Authorities (including Bangalore Development Authority, National Airport
Authority of India, as well as International Airport Authority of India, Department
of Telecommunication, Traffic Department, Lift Inspectorate, Karnataka
Electricity Board, Bangalore Water Supply and Sewerage Board, Bangalore
Urban Arts Commission, Fire Force Department, RERA) the required Sanctions,
Licences, Consents/Permissions/No Objection Certificates/ Commencement
Certificates/Occupancy Certificates/Amendments/ Modifications for such
demolition and construction of buildings in the Property and to apply for and
obtain electrical, water and sanitary connections, and in that behalf, to sign and
execute all applications, affidavits, declarations, indemnities, plans and other
documents;

(j) To engage and terminate the services of Architects, Engineers and other
Consultants, Legal Practitioners, Chartered Accountants, Contractors, Workers;

(k) To initiate, prosecute and defend all legal, revenue, tax and other court
proceedings relating to the Property and in that behalf engage the services of
Legal/Tax Practitioners and be in charge of conduct of such proceedings. To
effectively safeguard my interest and in that regard to do all acts, deeds and things
as my attorney deems fit.

(l) To sign and execute pleadings, applications, petitions, affidavits, declarations,


undertakings, memorandum of appeal, petition, revision and review, returns and
other paper/document; and to accept services of orders, processes, notices and
charge them; and to give evidence and to produce documents and receive them
back;

(m) To settle compromise, compound or withdraw any suit or proceedings relating to


my property/ies or refer any dispute to Arbitration;

(n) To apply for and obtain transfer and registration of katha in regard to the all my
properties. Generally to do all other acts, deeds and things necessary in regard to
the management, maintenance and development of my Property/ies;

(o) To pay all rates/taxes/cesses in regard to my Property/ies as also the charges for
electricity/water consumed and pay all deposits/charges/fees/contributions and
other levies required for obtaining Licences/Sanctions/Clearance/Permissions and
to obtain receipts thereof;

(p) To approach any Bank, or any housing financial institutions/Banks for availing
loan for purchasing Properties or Develop the Properties and to avail loan and to
comply with all the requirement of law and after availing bank loan to pay back
the equated monthly installments (EMI) and to sign all applications, documents,
affidavits, deeds necessary in that regard and also to comply with the requirements
of bank and to do all acts, deeds and things necessary for the purpose of getting
the final loan installment released from the bank, in respect of the above said
property.

(q) Generally to do all other acts, deeds and things necessary for or incidental to the
execution of such powers or for completion of the above;

I HEREBY AGREES AND UNDERTAKES TO RATIFY AND CONFIRM all and


whatsoever my said Attorney may lawfully do pursuant to this Power of Attorney and
non mentioning of any specific clause shall not bar my attorney to do/ achieve any of
the acts, deeds and things as mentioned above.
