MAGKANO BA ANG MAGPADESIGN NG PLANO SA ARKITEKTO?

The United Architects of the Philippines (UAP) ay naglabas ng guidelines of practice through an
Official Gazette. Nakasaad doon ang method of compensation ng isang Arkitekto sa bawat klase ng
building. Para sa bahay, nakalagay sa Gazette na yun na ang recommended fee for an architect is
10% . Kapag sinabing recommended, ibig sabihin pweding iadjust .
REALITY
The fee that was here is compliance with the standard of professional fee pero nakabreakdown na
dito kung saan napupunta ang pera mo. Nakalagay dito kung magkano ang mapupunta sa Arkitekto
mo at sa ibat ibang fees.
Para malaman ng Arkitekto ang laki ng bahay kailangan mo, iinterviewhin ka niya kase kapag
nalaman nya ang activity mo at ng family mo, makoconceptualize nya kung gaano kacomplex ang
space planning base sa movement ng members of the family with consideration sa mga setbacks na
kailangan ng lupa mo.
MY TAKE
There are Three Items to the Total Direct Cost Outlay or Fee:
-Design Fee
-Printing Cost
-Signing and Sealing
DESIGN FEE
This includes the Architect's Fee and Production of Construction Documents
Architect's Fee
The Architect will submit a service proposal at nakalagay doon ang mga items ng mga Architects
fees (schematics, preliminaries, design development). Usually per square meter sa part na ito.
Typically, 150 pesos per square meter. Depende sa complexity ng project kase kapag medyo
complex ang project pweding 200 or 250. Ibabalanse ng arkitekto yun base sa interview niya sayo.
Ang total floor area mong yun na kailangan mo ay imumultiply sa unit cost per square meter na
150php. Then that will be his/ her fee for schematic design, preliminaries and design development.
Yun na ang total cost outlay ng design fee nya plus perspective rendering. These design fee is purely
floor plan and perspective drawing nung magiging itchura.
Example:
200 sq.m floor area x 150 php = 30,000 php
Separate Perspective Rendering of 2,500 php
Total Architect's Fee is 32,500 php
Construction Documents
Dito na gagawin yung complete working drawings that includes complete sets of architectural,
structural, plumbing and sanitary and, electrical documents. This is the production of plans, details
and analysis that are ready for building permit application and for construction reference. These fees
are charge per sheet.
Example:
For a two storey 200 sq.m house this include:
Architectural 3 sheets x 1,500php = 4,500 php
Structural 3 sheets x 1,500php = 4,500 php
Plumbing/
Sanitary 3 sheets x 1,200php = 3,600 php
Electrical 2 sheets x 1,300php = 2,600 php
Computation of Loads & Analysis = 5,000 php
So, total const'n documents fee is 20,200 php
Design Fee = Arch's Fee + Const'n Doc Fee
Design Fee = 32,500 php + 20,200 php
Total of 57,700 pesos for Design Fee
PRINTING COST
20" x 30" size digital printing for plans and details of all line of works, estimates, specifications and
analysis. This is based on the number of copies required for submissions for the Building Official and
for reference for the actual construction. Based on experience this usually cost outlayed at 6,020
pesos.
SIGNING AND SEALING
This signing and sealing includes other allied professionals like Civil/ Structural Engineer, Master
Plumber and Professional Electrical Engineer and Mechanical Engineer if necessary. This is also
computed per square meter.
60php per sq.m. for Architect
50php per sq.m. for Civil/ Structural Engineer
40php per sq.m. for Master Plumber
30php per sq.m for P. Electrical Engineer
Ex.
200sq.m x 60 = 12,000
200sq.m x 50 = 10,000
200sq.m x 40 = 8,000
200sq.m x 30 = 6,000
Total of 36,000 pesos for signing and sealing
So,
DIRECT COST =
Design Fee + Printing Cost + Signing & Sealing
DIRECT COST = 57,700 + 6,020 + 36,000 php
DIRECT COST = 99,720 pesos
TOTAL FEE OUTLAY = Direct Cost plus 10% Overhead Expenses and Utilities (Diesel, Tollgate,
Electricity, Internet)
Total Fee Outlay = 99,720 php + 9,972 php
Total Fee Outlay for a 200 sq.m house is 109,692 pesos
MY RECOMMENDATION
Giving discount is ofcourse allowed in the profession. The discount can be adjusted to the Architect's
fee in the first part of the computation because the rest items are fixed to the number of sheets of
projection. There are other different manner of compensation to an Architect. Every Architect is
different. These are the unit cost in the market today. Ask for discount.
