Chapter 1
Introduction
In today’s competitive environment some business or all businesses use
technology to increase and expand the business. Technology has a big impact
to everyone it may help every people time to time and also helps people to do
things more easier and fast. Technology could be the knowledge of techniques,
processes or it can be embedded in machine to allow for operation without
detailed knowledge of working.
Renting and finding houses now a days is the one of the problem of the
people who needed a house to be rented and if it’s urgently needed. Some
houses is not affordable for the other who wants to rent and some are posted
to the social media platform but not completed the information of the houses.
The developers develops a system that the complete details of the available
houses to rent is provided such as the land title and etc.
The normal system in finding rental house is more on walk in but in this
study the developers develops a system that can make the user rent and
upload a rental house. The developers wants to develop a house for rent tracker
and management system. The system has a database of available houses. It
is a system where you can see the detailed information of available rental
houses.
The research focuses on one of the learning disorders which is the dyslexia.
The findings in this study will contribute to the benefit of the dyslexics
considering that the auditory learning plays an important part for the

The Republic Act No. 9653
The State shall, for the common good, undertake a continuing program of
encouraging the development of affordable housing for the lower income
brackets and other beneficiaries. Toward this end, the State shall
continue to protect housing tenants in the lower income brackets and
other beneficiaries from unreasonable rent increases.
The legal basis of the developers said that all the landlord or the owner
of the house that is for rent is need to consider all the renters ability for financial.
The act is encouraging the landlord to provide a housing that the all lower
income can rent a house. Also the act implanting the protections of the low
income renter to unreasonable rent increase and unreasonable expulsion for
the renters.

Project Context
Renting houses is very affordable for other people instead of having an
own house. There are different type of available houses to rent, the owner is
the one that is responsible to provide the houses. Many people chose to rent
houses that has a detailed information and the house that is perfect to them.
Finding houses that is for rent is hard now a days because our population
grow bigger. There are people checking the house and talk to the owner in
person. As the pandemic comes there are some things that is not allow to do
like meeting other person and talk to them,
The developers aimed to develop a house for rent tracker and
management system that can help the client to find an available easier. The
system also securely store the important information of the houses and the
users.
Purpose and Description
Purpose
The purpose of the House for rent tracker system is to help the user
renter to find available renting house, and the houses that are perfect for them.
The system made also to help the users to avoid the long conversations
between the owner and renter physically. The purpose of this system is also to
help the user renter to find an available house and also find a low price houses.
This system made for the owners and renter, it has a big help to them especially
to renters. To make the renter aware about the nearest houses in their desire
place. The other purpose of the system is to have an easy and short transaction
between the owner and the renter. And to avoid asking many questions to the

client with this system the renter can view the complete details of the house.
The purpose of the system is to provide a detailed rental house and also a
detailed information of the owner. This system made to lessen the time in
finding the houses near to you or the place of the house that the renter wants.
The system made for the renter to help to choose easily the house and perfect
place of the house.
Description
The system is house for rent tracker, it is automated and easy to use. It
has a lot of features to help owner and renter. It is a rental platform for the
people who wants to find near houses. It has a feature that the user renter can
use the system easily and help the user to locate nearest houses. It reviews the
available houses and the renter’s inquiry using system. The system will work
with internet connection. It uses database of apartment listing and the renter
that already find their desire house. It also has a database that can hold the
information of the users. This system offers a lot of features to make the process
of locating nearest houses simpler. They allow the users to enter their important
information. This system provides a complete information about the available
houses near to the renter.

General Objective
The project developer developed a house for rent tracker that will really
help the people who wants to rent a house and help them find a house easily.
Specific Objectives
To make easy way of finding available apartments.
To provide a verification of houses using RFID.
To have an easy transaction between the owner and the renter
with the help of the system
To provide the information of the owner and to verify that
transaction is successful using GSM module.

Scope and Delimitation
Scope
The system can get and store the important information of the users. The
system can manage the information of the users. The system can also work
with internet connections. It has an easy feature that anyone can understand.
It can display a nearest houses available to rent or occupy. The renter can rent
houses and view the houses listing. The system can display a detailed
information about the house to avoid questions. The system provide a detailed
information and more secured storage. The system can send a message using
GSM module which is the inquiry that serves as the verification for renting. The
system has also a RFID for verification.
Delimitation
The system can’t access without internet connection. The users wouldn’t
access the system without an account they are required to register or sign up.
Only the admin can view how many users and how many inquiries and reported
accounts. The user renter are not allowed to view the other information of the
other renter. Only the admin can view and access the database. The admin is
the only person allowed to update, delete or edit the information inside the
database and systems.

TECHNICAL BACKGROUND
The flowchart is the flow or the process on how the system will work. The
flow chart show the flow of the house for rent tracker and management. There
is a user that is the one who uses and an admin that manage the whole system.
At the flowchart it show the process on how the admin and users can use the
system accurately. It show the process of sign up and login account. Also the
process of the managing all the information. The developers used an
appropriate symbols in making the flowchart. Kindly refer to the Appendix A.
The Entity Relationship Diagram show the relationship of all the data that
store to the database. The Entity relationship diagram that the developer use is
Crows foot notation. Is show the boxes represents as entity. The lines represent
as the relation of the data. The picture show also the cardinality of the
relationship. The Entity Relationship Diagram shows six entity and each entity
has different attributes. Kindly refer to the Appendix B.
The Data Flow Diagram shows the way information flow to the database.
The developers made a two diagram to show the data flow of the admin the
users. The data flows to the database table according to the arrangement of
the data that the users entered. The project developers used an appropriate
symbols and notation. Kindly refer to the appendix B

Review of Related Study, Literature and System
Local Related Literature
Pay, Lim, Lozano, Sanches, and Edlen (2013) state that SDC offers to

permanent housing units to informal settlers, SDC aims to create sustainable
communities where relocated informal settlers can flourish.
According to (Ballesteros, 2011) Rental housing is providing
opportunities for low-income households, claims Affluence, security, and
stability have historically been linked to home ownership. Many people would
put off purchasing but would actually put money aside over their lifetime to have
a property they could call home. Given the financial, psychological, and social
advantages it provides, homeownership is a very essential resource, especially
for a family.

According to Khan (2013), housing improvements are the outcome of
both internal and external factors, and can be motivated by a variety of factors
that may com bine or overlap. In this study, these variables were adjusted to
the site's circumstances. Thus, it was discovered that internal elements were a
product of social and cultural norms as well as one or more resident wants.
Furthermore, local conditions in Mahogany defined external factors. The
current examination of internal and external housing-related driving forces.
Foreign Related Literature
According to (kafi and Hoissan, 2019). Everyday people will soon face a
variety of problems, including water crisis, traffic jams, and housing problems.
People also face many problems in finding the right accommodation because
of the availability and the time it takes to find the right accommodation. Rent
management can be the solution here. Before implementing our idea, first look
at the area and identify the differences in policies as each homeowner in the
area has its own way of handling the home leasing process. We discussed our
ideas and homeowners appreciated our ideas and wanted to take advantage
of this system. Also, browse the web through existing websites that support this
idea. Many overseas websites already offer this service to local citizens. It takes
the utmost effort and dedication of the team to realize our ideas. And we thought
we would make the necessary efforts. Nowadays, there are online house rent
reservations which give much benefit to user.
Home rental service is a service that arrives when a customer requests
the rental of a home rental unit. It's more convenient than paying for the cost of
owning and maintaining the device. These project activities are carried out by
various roles in a real online shop. This project provides a hands-on

understanding of the activities performed by the online store and the various
roles in the supply chain. The requirements for a home rental system for
equipment are as follows: This allows customers to select, book, and arrange
any equipment for their home rental vehicle. Customers or agents can make
these contracts online through the website. It provides the rental staff with the
information they need and displays the image that the customer can see. (Falki,
2018).
(Mothe, Suragoni and vakity, 2015) State that an online dormitory
system that allows users to book dormitory rooms from anywhere. This is an
automated system that allows users to search for dormitory availability. You
can search based on the data. Available rooms are displayed with available
status, showing all available rooms on each search date. Once the room is
booked, the user can cancel the booking within 48 hours. And then there is the
concept of user login. If a user creates their own account with their email ID,
they can log in to their account. There is an admin login page for admins who
control the dorm system applications. He can also check the profit and growth
of the business. The proposed system significantly reduces the workload of
both student and dormitory management. The goal of this application is to
develop an online dorm system that improves the quality and reliability of the
software to help the application being developed by the organization. This
system can be used to reduce student problems with applications / modules,
assign dormitories to individuals and solve student problems.
According to (Gommans, Nijuri and Owange, 2014), in order to collect
information on the current management status of rental housing, we created a
questionnaire and submitted it to many rental housing managers, and all the

work was done from the collected information. I noticed it was completed.
Manual with a lot of paperwork. Paper can easily be damaged or lost and data
will be lost. It also costs money to keep buying files to store records. Many
folders look messy and take up a lot of space. Retrieving a specific file to inspect
the data many files becomes a difficult task. Considering those facts, I decided
to develop a rental house management system that can solve all the problems
experienced with the current manual system. The system was developed in
such manner that it provides maximum user’s friendly interface.
According to (Moris, 2013), a qualitative study specifically examining the
demographics of the elderly Australians and their current trends towards private
rental housing. The lack of public housing is cited as a problem with this often
financially distressed demographic, where there is no choice but to switch from
home ownership to private leasing. Private rents are still seen as difficult to
obtain, especially without landlord regulation and the ability to raise rents.

As stated by Usrey (2012), instead of using the "blanket method" that is
common in the literature, where density is measured as the "% of rentals in the
census tract," I was able to precisely assess the density of single-family rental

property owners so that both can take advantage of the system.

Synthesis of the Review
As the developers observed the community, they saw that one of the
biggest problems for the community is finding available housing to rent. When
the pandemic comes, many people are afraid to go outside to look for houses
that are perfect for them. Even though there is a social media component, the
developers provide a system that will help all renters rent safely, prevent scams,
and reduce the need for face-to-face meetings with the owner. The availability
of the resources, such as related literature, studies, and systems, gave
fundamental ideas and knowledge based on the study.
According to Falki (2018), the study develops a system just like an online
store where all the details are provided. The renters could rent houses using
the website. It also provides the rental staff with the information they need and
displays the image that the clients can see. In addition, this would really help
people who want to rent a house.

CHAPTER 3
EVALUATION, DESIGN AND FRAMEWORK
This chapter presents the technicality of the system including the
discussion of expected output and justification, operational framework,
requirements specification, system analysis, system design, system, system
development and testing, conceptual frameworks and definition of terms.
Discussion of Expected Output and Justification
The expected output of project was a developed house for rent tracker
and management system. The developed project can manage the houses that
are available to rent in specific barangays. The data that appears on the system
will be stored and displayed to the Android application and also to the website,
which is the home owner's, so different renters can use it. The Android
application and the website will serve as client-server applications. The system
worked with two devices a GSM module and an RFID reader.
To justify, the client or the users need a system that will assist people in
renting and easily uploading houses that is available to rent. The users also
needs a system that will provide detailed information about the houses'
availability and legit information about the owners to avoid scams.

OPERATIONAL FRAMEWORK
The framework of the operations that project developer rely on is water
fall model. The water fall model is consist of six phases.
The first phase is the requirements. The project developers collecting all the
data for the requirements and determine the objectives. The developers seek
and plan for the output and the requirements that users want. The community
partner was interviewed on why the project is needed to the community. The
project developers are understanding the purpose of the system.
The second phase is system design, the system design is essential to
make it acceptable for the user. In the phase the developers understood the
requirements of the propose system by studying the user requirements. The
project developers studied on how the requirements could be implemented. The
software and hardware specification is provided by the project developers in
developing the project. For the hardware specification the devices are GSM
module 800l and RFID that serves as verification and security. For software
specifications, the vb.net, android studio, PHP, CSS and HTML we’re chosen
for coding to provide functioning of the project.
The third phase is implementation. At this phase the developers started
to develop the system and begin to implement the all the needs for the system.
This phase is the process of building the system, website and application. This
process is guided by standards and guidelines that must be established prior
to the start of the software development process.

After of collecting all the requirements, studying the requirements and
implementing the project the fourth phase is testing. The project was combined
with the android app. The developers tested the connection of the android
application to the database and system. The developers encountered a
problem in connecting the application and the system. The solution was
provided by using connecting the two in the same database. To prove that the
two is connected the system will send an SMS that the data from the app is
completely manage by the app.
The fifth phase id deployment of the system at this phase the system
was ready to deploy and presented to the community. The customer testing is
involve and this phase. The project developers tested the project if it was
capable enough to work in the real world.
The last phase is maintenance at this phase the users found out the
issues and the developers will fix it. And also at this phase the developers are
allowed to enhance and upgrade the use and features of the system.
Maintenance is done to deliver these changes in the customer environment.

Requirements specification
In terms of user specification, the users need a system that will help the
people to look out available houses to be rented. The users want a system that
can manage all the renters and owners in terms of renting and uploading
available houses. The users also wants a system that is user friendly and
assure the security of all the information.
The software specification in the development of the project is used
because it is the most suitable for the project. The visual studio 2010 is used to
create a program of the system which is the one that managed the user’s data
and make sure that all that all the information is secured and the system that
will process the sending of SMS for verification. And to develop the Android
application the visual studio (Xammarin) is used. The android-based application
can run in android phone. The PHP, CSS and HTML is used to develop the
website.
The hardware specification in the developed house for rent tracker and
management system is laptop 4GB ram and Windows 10 operating system that
is used for programming the project. The GSM module 800l for sending the
verification and security. The RFID for login and securing the information. Uart
TTL converter used to connect the GSM module to the computer with printer
cable. Female to female jumper wire used to connect the GSM and Uart TTL
converter and the 5volts adapter used to give a power supply.

System analysis
The project developers do research as basis of the developing system.
All the requirements needed are collected and organized before the developing.
In developing the project, the project developers helping each other and
brainstorming. The developers searched for other information that would help
in developing the project. The developed project help the people to find a house
that is perfect to rent. The developers developed a project as the users
requested and needed.
System Design
The whole system design has three sub design, the design of the system
for the admin, the design of the android application and the website that’s serve
as the user or client server. In terms of the system design using visual studio
2010. The color of the whole system is blue or in visual studio it is called hot
track, there is homepage, reports button, inquiry button users and account
button which is used to managed all the information and secure it.
The android application is the client server. The GUI is also color blue
and it is full screen. The front page is the login and a sign form. The homepage
has the available houses and there is a search button. There is also a
dashboard that the user see the uploaded or the rented houses. And also the
features for the owners who wants to upload a house for rent. All the data came
from the android application would go to the admin system for verification.

The website GUI color is also blue. The website the client server too
which is the client can rent and upload a house for rent. It is also has a features
that the application had.
System Development and Testing
The system together the application and the website has reached the
total output. The application and the website are connected to the system and
the same database. The system will send a SMS using the help of the GSM
module 800l. All the projects reach the total and required Graphical User
Interface and all the functions.
The system tested by sending SMS to the user and managing all the
reports and approved pending details. The application and website tested by
the user in terms of the following, if they information is successfully recorded.
Also if they successfully rented the house of if the users already uploaded the
available houses to rent.

Conceptual Framework
The development structure has input, process and output. The first
phases is input that consist of the hardware requirements, software
requirements. The hardware requirements is the requirements is tangible and
used to develop the program of the project. The software requirements is the
programming language that the project developer used to code and program
the system. Last, the acceptability of the project.
The next phase is the process. It composed how the project is executed
and implemented. Starts with the planning for what the developers need to do.
Next is collecting of all the requirements to develop the project. Designing, to
develop the GUI and the feature of the project. Then testing to test if the project
is ready to deploy to the users world. Development of questionnaire, this is
distributed to the validators to learn their perspective to the project. After that
validation of the questionnaire comes next. Lastly the statistical analysis of
gathered data to interpret the gathered data from the respondent.
The third is output, which is the developed House for rent tracker and
management system.
The feedback is where project developers reply to the problem that is
existed in then output so that it could be reviewed, adjusted and remade.

Definition of terms
Android Application - is software that may be used with an emulator or an
Android device.
Dashboard - is a visual display of all of your data.

GSM Module - a specialized type of device which accepts a SIM card, and
operates over a subscription to a mobile operator.
